Finally, Craig Paulsen has recently given the Trade Association an estimate of $55,000 for the complete exterior retoration of the Co-op (open bricked-in openings, install new doors and windows, masonry repairs, painting, etc.). With Craig's estimate of $55,000 I imagine that the Co-op and "House" could easily use an additional $100-125,000 and the Granary perhaps a third less (including the site work). That total is close to their estimate of $250,000. At my suggestion, the Trade Association is going to have Craig come back (perhaps this Saturday) and review their proposals and prepare estimates for the needed rehabilitation of all three buildings, both interior and exterior. I offered to attend their 'walk through' of the buildings. While not functionning as a professional architect, I can at least help with their programming and rehab discussions. They will likely need to retain a licensed architect to update the design work that Wally Cooper and Alan Roberts did in the mid 1970s. On a related issue, I also received a copy of Ephraim's recently passed and soon-to-be-signed preservation ordinance. Barbara and Roger are reviewing it, but it looks like it will be adequate to begin the certification of Ephraim as a CLG. The Trade Association will likely put up some of their money as local match for some CLG pre-development money. I will keep you informed of progress with this project. |
