Range Twenty-one (21) east, and Section Sixteen (16), Township Seven (7) south, Range Twenty-two (22) east, S.B.M., containing 2,560 acres, more or less. Together with all and singular the tenements, hereditaments and appurtenances thereunto belonging, or in anywise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof; and also all the estate right, title, interest, property, possession, claim and demand whatsoever, as well in law as in equity, of the said parties of the first part, of, in or to the said premises, and every part and parcel thereof, with the appurtenances. To have and to hold, all and singular the said premises, together with the appurtenances, unto the said party of the second part, and to its successors and assigns forever. Said premises are subject to a mortgage dated November 15, 1905, by and between the said Frank Murphy, W. A. Hobson and A. L. Hobson to Florence B. Moore, wife of A. A. Moore Jr., of the City and County of San Francisco, State of California, to secure an indebtedness of one hundred thousand dollars ($100,000) according to the terms of five certain promissory notes of even date therewith, executed and delivered therefor by the said Frank Murphy, A. L. Hobson and W. A. Hobson to the said Florence B. Moore, which said mortgage is recorded in the Recorder's office of the County of Riverside, in Book 61 of Mortgages, at page 238, which said mortgage, and the indebtedness thereby secured, the said party of the second part hereto hereby assumes and agrees to pay, and to hold the said parties of the first part harmless therefrom, as part of the consideration of this conveyance.
