-2- and Eighteen thousand Dollars ($18000) is to be paid on or before one year from this date. If at the time of the payment of said Eighteen thousand Dollars ($18000) there should be any mortgage or other incumbrance upon said land or any part thereof, the said Eighteen thousand Dollars ($18000) may be applied by said Rockwell in the payment and satisfaction thereof, and such application shall be considered a payment hereon. At the time of the payment of said sum of Eighteen thousand Dollars ($18,000) the party of the first part shall execute and deliver to the party of the second part, a good, valid and sufficient conveyance conveying said land to him free and clear of all incumbrances, excepting two leases made by the party of the first part in the following terms: to wit-: This Agreement entered into this 30th day of Oct. 1890, by and between Hall Hanlon party of the first part, and H. W. Blaisdell, Agent Paymaster Mining Co. party of the second part. Witnesseth: That for and in consideration of the sum of One Dollar, receipt of which is hereby acknowledged, and the further payment of ten dollars annually, the party of the first part hereby leases to the party of the second part for the term of ten years the following described piece of land on which the Paymaster Mining Cos. pumping plant is now located, with right of access to same and over the land of the party of the first part, to wit- Commencing at the N. W. corner of the garden of the party of the first part, thence S. 57° E. 90 ft., thence S. 33° W. 36 ft., thence S. 57° E. 8.6 ft, thence N. 33° E. 5 ft, thence S. 57° E. 25 ft, thence N. 33° E. 31 ft.
