Phase I Work: Upgrade the existing heating system as described above. b. phase II Work: Remove the existing steam heating system and install a new gas-fired, high-efficiency, forced-air furnace, ducting, diffusers and controls, including air conditioning units. PLUMBING 1. D. Existing Conditions: Our mechanical engineer indicates the existing wellsMcClain steam boiler will likely last -a very long time into the Mure." He recommends that for Phase I, the steam radiator system be upgraded and retained. New thermostats and additional steam zones are needed. Ceiling vents and exhaust fans need upgrading and/or replacement. The few airconditioning units are inadequate to cool the whole building, but may suffice until a full air conditioning and ventilation system is installed in Phase II. Existing Conditions: The current system of fixtures and piping is functional but old and in poor condition in some places, newer and salvageable condition in others. Some of the plumbing has old cast iron pipes while newer, PVC piping is also extant. The electric water heater and water cooler need to be replaced, according to the mechanical engineer. The sinks, water closets and urinals are relatively modern, but the restroom layouts should be redesigned to accommodate the handicapped. We therefore recommend redesigned restrooms with new plumbing and fixtures in Phase I. The kitchen in the basement may remain as-is. a. Phase I Work: Redesign the restrooms to comply with handicapped code. Install new water closets, urinals, lavatories, floor drains, water coolers, water heater and associated new piping. b. Phase II Work: Add new gas piping and water service, plus miscellaneous upgrading of the existing system. FLOORING 1. Existing Conditions: The main lobby has heavy tile on a reinforced concrete floor. This is in excellent condition and needs only cleaning. Most of the other floors consist of wooden sub-flooring and finished hardwood flooring. These have been covered with carpeting or sheet vinyl but are probably in good condition. To enhance the acoustical qualities of the building, we recommend the wood floors remain carpeted in most public spaces. New carpeting and paddling is needed in these areas. The exceptions would be the mezzanine, stairways, second floor room (all of which currently have varnished wood floors) and possibly the old loggia and library. In these 9 |
