Existing Condttions: Currently, the sloped tile roofs have gutters and spouts which are not original but are not visually obtrusive and are in good condition. They are metal with an ogee profile. The gutters are small and are attached below the lowest tiles in such a way that they probably only collect slowly moving water Oight rain and snow melt). Water from heavy rains probably overshoots the gutters and hits the lawn. The downspouts run into underground drain lines which probably connect to a storm drain in the street. The building has not been observed by us during ice buildups, so we cannot assess the performance of the gutters in the most adverse conditions. Since they are in good repair, however, we recommend retaining them as is. a. F. Phase I Work: Clean out gutters and downspouts. Secure any loose connections from gutters and spouts to roofs and walls. NLEHI AMBULANCE ASSOCIATION- ADDITION 1. Existing Conditions: This addition is stuccoed, has a matching tile roof and is architecturally compatible with the main building, except for the altered storefront and the small room added to its northeast corner. The storefront can be redesigned and that small addition can be either redesigned or removed. We propose that the -Ambulance- addition be retained for possible expansion space for either the city hall or museum/gallery uses. If retained, its renovation could be a Phase II priority. It may be desirable to add a connecting link from this structure to the vestibule of the main building. This would also provide a cover over the stairs to the basement. a. G. phase II Work: Replace badly damaged concrete trim units with new, matching units, securing the same into adjoining structure. Phase II Work: Renovate the exterior and interior of the addition. Add a connecting hallway link from the north wall of the addition to the south wall of the vestibule (through the window - converted to doorway) of the main building. BUILDING LIGHTING 1. Existing Conditions: The few existing fixtures do not match and provide less than adequate lighting for the entries and for highlighting the architecture. New, stylistically compatible fixtures should be provided in Phase I. a. Phase I Work: Install architecturally compatible fixtures outdoors on the building at entries and to highlight architectural features. Include required new wiring and circuits. 5 |
