Show glazing caulk is mostly intact. Although single-glazing is not as energy efficient as double paned windows, wood assemblies if weatherstripped, are more energy efficient than modern metal units which are less resistive to the transfer of heat and cold. Therefore, we recommend weather-stripping, refinishing and retaining the existing windows. ( a. C. ROOF 1. ( D. phase I Work: Scrape and sand loose paint and stain from all windows and apply wood primer and two coats of latex acrylic exterior paint and matching interior stain, where needed. Replace any broken or cracked panes of glass. Add weatherstripping, where missing, to all operable sashes. Existing conditions: Three kinds of roofing exist: tile, flat built-up and flat bituminous sheeting. Judging by the lack of water stains or damage on interior ceilings, the roofs appear not to be leaking. In several areas, however, the roofs are worn, exhibit end-of-life cycle aging and in a few places, have broken or loose tile. It is recommended that the areas of greatest wear be repaired in Phase I and that all areas of roofing be reroofed in Phase II. The latter work would entail restoring rather than replacing the tile roof. a. Phase I Work: In consultation with a roofing specialist, identify areas of the roof and flashing most likely to leak, and repair these areas using matching methods and materials. This will include replacing broken or missing tile with matching tile, and re-attaching and grouting loose tile where needed. Similarly repair damaged areas of flat roofing. Clean debris from roof drains and screens. The intent is to repair the roofs to a standard of non-leakage for ten years. b. Phase II Work: Re-roof all roofs. For the tile roof, carefully remove the tile and nails, apply ice shield (Bituthene or equal) to roof sheathing, install wood sleepers, clean and reinstall the tiles following specifications by Ludowicci-Celadon Tile Co. CAST CONCRETE ORNAMENTAL TRIM 1. Existing Conditions: Prefabricated concrete trim units exist along the tops of parapet walls as well as cornice, trim door and window trim, window sills, and decorative medallions, panels, etc. For the most part, the units themselves are in good condition, but many of the vertical joints between units are lacking mortars. Some of the units are cracked or broken and all need repainting. a. Phase I Work: Rake out loose joints and tuck point all open joints with mortar of matching color and texture. 4 |
