Show a. ( E. LANDSCAPING 1. Existing Conditions: Currently, the landscaping consists of grass, seven or so evergreen shrubs and a few deciduous trees. As such, the landscaping is minimal but adequate. The striking architecture could be further enhanced by additional planting, such as below the eastern windows, framing the major entries, and along the west elevation. Since this work is not functionally necessary, we recommend it as a Phase II priority. a. F. Phase II Work: Provide additional trees, shrubs and grass, as described above and as designed by a landscape architect. Also provide additional irrigation sprinkling needed for the new planting. UGHTING 1. Existing Conditions: While the building has a few exterior lights at the entries, there are no yardlights to highlight the building or grounds. These are recommended as a Phase II priority. a. G. Phase I Work: Demolish garage. Landscape or add parking to the area vacated by the garage. Phase II Work: Install electrical fixtures in the front, side and rear yards to highlight the building and grounds. SIDEWALKS AND PARKING LOT 1. Existing Conditions: These are in safe, salvageable condition. If the garage is demolished, the parking lot could be expanded and the entire lot should be re-striped. The bumpers need to be secured on the north edge of the lot with dowels. a. H. Phase "Work: Replace damaged walks. Add needed bumpers; secure existing bumpers. Stripe the lot. UTIUTY POLES AND WIRES 1. Existing Conditions: At least four tall, wooden power poles exist along the outside of the building. From these hang numerous wires running every direction to the building and other poles. These are unsightly and greatly detract from the aesthetic quality of the building. If feasible, the wires should be run underground and any transformers or other utility lines, meters, service panels, etc., placed in the least visible locations. a. Phase II Work: Place electrical wiring underground. Relocate other utilities equipment to convenient but less visible locations. 2 |
