Show I. SITEWORK A. BARRIER FREE ACCESS 1. Existing Condnions: Two stairless sidewalks give wheelchair access to the building: the east and south entries. The southeast entry has three steps but is a secondary entry. A wheelchair curb cut is needed in the streetside sidewalk due east of the main east entry. The west exit doors have stairs but are not for public egress. a. B. GRADING AROUND PERIMETER WALLS 1. Existing Conditions: The grade. whether grass or concrete walk or earth and gravel. generally is level where it hits the exterior building walls. Significant damage to lower stucco walls due to freeze/thaw cycles and ·creeping damp· ground water is evident. It is advisable to regrade the four feet of surface around the perimeter walls to slope away from the building. thus lessening water damage to the walls. a. C. Phase I Work: Regrade 4 foot strip around perimeter walls to attain a 1/2· per 12- slope away from the building. REAR YARD FENCE. BLEACHERS. AND WOOD SHED 1. Existing Conditions: The latticed fence and bleachers at the northwest corner of the building are in poor/damaged condition and are said not to serve a current purpose. These should be demolished (possibly by donated labor), as should be the wood shed along the center of the west exterior wall. The shed, with its entry doors, is no longer needed as a coal chute. However, because it encloses a basement room containing a major electrical panel, the opening must be roofed. a. D. Phase I Work: Install wheelchair curb - cut in streetside sidewalk on east of main entry. Phase I Work: Demolish the wood fence, bleachers and shed. Build a sloping. metal roof over the opening created by the missing shed. SOUTH GARAGE 1. Existing Conditions: This two-vehicle garage is the building and is the least architecturally compatible. needed square footage for either a future city hall or use.
