Show I. MISCELLA.NEOUS DEMOLITION 1. Existing Conditions: Especially along the west elevation are a metal fence, metal poles, some through-the-wall air conditioners, exposed exhaust vents, barrels and loose debris, parts of concrete slabs, extraneous wires, pipes, etc. These are unsightly, sometimes unsafe and need to be removed or relocated. a. . Phase I Work: Remove or relocate extraneous items (see above) from the grounds, especially west of the building. II. EXTERIOR RENOVATION/RESTORATION A. STUCCO PLA.STER 1. B. Existing Conditions: Despite appearances, most of the stucco is intact and seems to be adequately adhered to the exterior brick wall surfaces. However, the stucco was originally applied directly to the brick without metal mesh, wire or other lath to enhance the bonding capacity. Thus, large patches of stucco have fallen away from the walls in several areas. This deterioration was likely caused by movement of ground water or roof water through the walls. If the latter problems are not corrected, the deterioration will likely continue. Some corners and ornamental stucco have been damaged. a. Phase I Work: Where plaster has fallen away or been damaged, remove loose stucco material back to solid material. Install metal wire backing; apply bonding agent to the brick and re-plaster with a brown coat of cement plaster, plus a finish coat of acrylic synthetic plaster, textured to match the existing texture. Repair deteriorated ornamental stucco to match the original work. b. Phase" Work: Scrape loose paint and plaster from all exterior stucco surfaces and apply a new skin coat covering all wall surfaces with a finish to match the existing texture. WINDOWS 1. Existing Conditions: All windows are casement and double hung sash types, wood-framed with single pane glazing. The window assemblies are mostly solid, relatively tight and in good condition, except their finishes. Most windows need exterior paint (some raw wood is exposed) and minor interior staining.
