Show several restaurants, movie theaters, and many retail shops. To the East are several medium rise office buildings. The area to the South is a mix of land use types with commercial and offices along 900 and 1300 East. Between 1035 and 1105 East is an enclave of single family residential homes. These dwellings are low to moderate priced structures and show signs of deterioration. However, they provide an important part of Salt Lake County's housing stock. Across Fort Union Boulevard to the North is another commercial center with additional shops, restaurants, etc. (See existing Land Use page 5). Proposed expansion: The area proposed for expansion is immediately south of the present Family Center. The subj ect property consists of approximately 23 acres. It is separated from the existing center by the East Jordan Canal which forms the present Family Center's south boundary. Two other drainages traverse this property. They are Little Cottonwood Creek running along the northeast corner and the Cahoon Ditch that runs in a northwesterly direction through the middle of the property. The site is wooded in some areas and has five dwellings. One is vacant and several may have historical significance. The subject property includes the site of the "Old Union Fort." Although, there is no evidence of the fort today, its contribution to the history of this community is worth preserving by setting aside land for a memorial somewhere close to its original location. TRANSPORTATION During the past 15 years the Union Community has experienced considerable commercial growth. Traffic from new developments have had a significant effect on the small enclaves of single family dwellings. The Union-Family Center area experiences heavy traffic volumes. The completion of I-2l5 has made the Family Center area easily accessible from other parts of the Salt Lake Valley. Peak traffic volumes are during morning and evening rush hours (See Traffic Circulation map page 7). The highest traffic volumes are on 900 East, Union Park Avenue and 1300 East and Fort Union Boulevard (7200 South). Commuter oriented trips from outside the community are major contributors to traffic. Commercial and office developments add significantly to traffic volumes. The arterial roads have been designed and constructed to carry existing traffic volumes. High traffic volumes have made residential development on North and South Union Avenues less desirable. On some streets lack of traffic controls makes it difficult and dangerous to access major roads from side streets. 6 |
