Date: 1936 Existing conditions: The subject building is located on the edge of Park City's Historic residential zone and therefore has a mixed context. Immediatly to the North is the much larger Park City Education Center to which this building is historically and visually related. To the South, East and West are a mix of historic mining homes and more contemporary multi family developments. The immediate site around 1167 Woodside is predominantly asphalt paving with a 1,200 Sq.Ft. garage on the Southwest corner of the property. The asphalt paving is in poor condition . Along the building's Southwest corner the asphalt level is above the base and window sills. This has not yet caused significant damage to either the brick or the windows, however, the building's architectural integrity is compromised by having finished grade above the building's concrete base. In addition; pavement buildup along 12th street over the last 50 years has raised this adjacent grade by almost a foot. The finished floor level in the building is now roughly 7" lower than the sidewalk grade at the side door to 12th street. Proposed work: Remove asphalt paving, utility poles, and debris from around the site. Excavate building perimeter, runoff drainage pit and utilities street cuts . Waterproof and insulate foundation walls. Install U.G. utilities, roof drains, french drains and drainage cistern. Back fill and recontour to new finish grades. Replace / install sidewalks and building entries. Demolish adjacent garage structure. Recontour, pave and landscape per plans to: Create fenced courtyard on the South side of the build ing. Create consolidated parking lot at the rear of the building. Add sidewalks at 12th Street to replace the asphalt abutting the building. Replace entry walks and drives at the front of the building . |
