Date: 1936 Existing condition: The walls are in fair condition but in need of immediate attention to avert further, more rapid deterioration. Through out the building mortar joints are cracked from settlement and shrinkage. Most of the bricks are in good condition, however, many just under the concrete parapet caps, especially those near the failed roof drains, have had their brick facing completely spawled off. The concrete base is dirty, scared, and has only a few settlement crack. Below grade portions of the concrete base have no waterproofing and have allowed minor water infiltration. Proposed Work: Remove all failed or unstable brick and mortar on the building; Dismantle the South elevation's highly deteriorated center column. Remove brick from where the new electric service will mount to building. Clean and sort the salvaged "original bricks" by their physical condition. Repair walls as required using the best "original bricks" on the more visible North and East Elevations, and continuing to the South and West elevations; as far as the "original brick" supply will go. Remove "matching bj:ick" from the front facade of the adjacent garage structure. Clean brick an<:!>reate supply of "matching brick" for remainder of repairs. Continue repairs of the South facade. Tuck and point all mortar joints on the building. Fill settlement and expansion cracks in concrete base. Mask windows. Remove dirt and soot with garden hose, and a natural bristle brush . Apply #9 masonry sealant to deter future water infiltration. |
