Date: 1936 Other docs; Window restoration guide, Paint, caulk specs, Existing condition: The windows are restorable, but in serious disrepair. The majority of glass panes are broken and the painting and caulking have all failed. As most of the windows were boarded up, the steel window frames are in good condition . The windows are a faded "school house green" and appear to have never been painted any other color. (other than their rust colored primer coat) During preliminary site work on the structure, a window unit on the South elevation was irreparably damaged. Proposed work: Remove all glazing, putty and caulking; Hammer, Hand and electric chisels. Strip window frames to bare metal; chemical and mechanical strippers. Mask exterior brick. Tack clean all surfaces. Spray high zinc primer coat. Spray 3 coats enamel finish; light green, eggshell finish. Re-caulk frames to brick using 2 part poly urethane caulking . Repaint / cut in, caulking Install 1/2" insulated, 12"x18" panes with clear silicone adhesive/sealant. Manufacture and install interior Mutin inserts. (fish putty substitute) Replace missing window with unit from another opening on the South Elev. In the opening then missing a window; add proposed door for courtyard access. Remove window in center of West elevation. (to be saved) Replace with door and canopy for parking access. FEATURE #3 THE STRUCTURE Photo Ref: i1-4 Drawing Ref: A1-10, S1-3 Aprx. Date: 1936 Existing condition: The structure is in good physical condition but is significantly over-stressed by today's code requirements. It has been determined that all structural elements (From the foundations to the roof decking) will have to be significantly augmented. Required and Proposed work: Install 6 @ 4'x 6'x 5' interior footings for steel bent support. Install 3 @ w14 x 48 continuous steel bents under existing steel section. Install continuos steel angle iron at end walls with 8" x 3/4" epoxy wall anchors. Double up 2 x 12 x 23' ceiling rafters . 4 rows of continuous solid blocking per bay. Anchor continuous ledgers to Masonry wall with 12" epoxy anchors @ 2' ac. 2x4 furring to accommodate finished ceiling. Install 8 interior footings and steel columns for phase 2 mezzanine. |
