Show FEATURE #4 DOORS Photo Ref:S8,9,14,B1 Drawing Ref: A1-12 Aprx. Date: 1980 Existing condition: There are only three existing doors in the structure; two on the front and one on the North side along 12th street. The two doors on the building's architectural front are additions or modifications to the original design. A large roll up garage door has replaced an oversized pair of hinged doors and an inappropriately sized man door has been added. The door to 12th street is rotted in places but is repairable . Due to grade changes along 12th street, however, this door can not function as presently hung. Proposed work: Remove roll up garage door Replace with unit to match original door. Remove the added 3'6" door on the front facade . Repair concrete and brick cut out reducing the opening width to 38". Replace door with 3'0" unit compatible with the structure's historic doors. Repair and refit orignial door to 12th street. (no changes to frames) Add door on the South elevation to access the proposed "courtyard". Add door on the West elevation to access the proposed parking lot. FEATURE # 5 INTERIOR WALLS Photo Ref:ID1,2, 11-4, Drawing Ref: A1-10 Aprx. Date: 1936 Existing condition: The interior walls are a smoothed face brick sitting on top a four foot high concrete base. Both the base and the walls have been painted several times. The brick and base are in good condition with only a few areas where a broken brick needs replacing. There are only a couple settlement and shrinkage cracks which only need minor attention. The walls.are covered with soot and dirt and the paint is uneven and faded . The lower 7 feet of the rear wall has a cracked and peeling plaster treatment where the mezzanine use to be. Proposed Work: Remove failed plaster from lower half of rear wall Remove all surface conduit, pipes, etc. Patch I replace, tuck and point brick as needed . Mortar fill on window returns of rear wall to replace former plaster returns. Clean and prep for primer coat. Kilz where needed and prime all wall surfaces. Add 2 base coats of paint, 1 of sponged finish glaze |
