REGISTEREO ARCHITECT / PRESERVATIONIST 3 November 1986 Dear Potential Investor or other interested party The information contained in the following pages is designed to provide the reader with a preliminary overview of a proposed project. It is conceptual in nature, and much more information will follow. In essence what we are proposing is to purchase and restore the Old Social Hall at Main Street and 200 North in St George. On page three of this little booklet is a summary of the restoration information. It is our plan, to structure a Limited Partnership for the purpose of ownership. This Partnership would receive the benefits of the tax shelter available from the Historic Tax Act, and would return both shelter and cash to the investors. Equity will also be available in lieu of cash. We do not have a Proforma established as yet, as we would prefer to locate interested investors first and then do the projections in a manner which would most benefit their particular needs. Our primary motivation in this matter is to see the building restored to a productive purpose. We are therefore willing to give whatever interest a -Igroup of investors may want to them.
