Show ) Land Use 2 In this scenario, retail jobs were reduced by 50 percent. These retail jobs were converted to non-retail jobs in the same TAZs. Within the model, retail jobs generate more trips per job than non-retail trips, because retail jobs generate more customer traffic. Land Use 3 In this scenario, approximately 35-40 percent of the retail jobs and 32 to 36 percent of the non-retail jobs were converted to households. This was done by determining the ratio of retail and non-retail jobs per acre of development and converting the acreage to households, using typical numbers for households per acre. It was necessary to pull households from other TAZs in this scenario. It was also necessary to place the jobs in other TAZs where additional job growth was feasible, since it would not be realistic to assume that these jobs will not exist at all, based on our metropolitan area job growth projections. Land Use 4 This scenario is the same as Land Use 3, except that half of the remaining retail jobs in the affected TAZs were converted to non-retail jobs. Again, the same number of households had to be pulled from other traffic analysis zones where household growth had been projected. Job growth in the affected zones was reduced by the same amount, but there are fewer retail jobs and more non-retail jobs than in Land Use 3. The jobs were placed in other TAZs where additional job growth was feasible. Land Use 5 In this scenario, the original growth projections (Land Use 1) for each zone were simply reduced by 15 percent to assume a 15 percent open space requirement. Land Use 6 An open space application was used for this scenario as well. The job and household projections in Land Use 2 (converted retail to non-retail trips) were reduced by 10 percent to assume a 10 percent open space requirement.
