In 1996, two-thirds of the building was ]ea ed by Mary Louise Zeller for The Elite Academy of Taekwondo a teachfog dojo and martial arts studio which has garnered muJtlple national and international awards. The property is cmrently owned by Steven A. Bishop and pr ently houses a small aut omobil e dealership in addition to the "The Elite Academy. ' 8 Because of the later settlement of Orem City, very few commerdal or industrial buiJdings were constructed until after th e tum of the century, and most of those were usua11y replaced by larger or more pennanent structures from tl1e 1930 onward. Two Teconnrussance level surveys, conducted in 1994 and 1995, recorded very few commercial/industrial buildings within the city limits, and only nine historic commercial buildings retain their historic integrity. Orem's commercial/industrial area developed in a random fashion, with commercial buildings generally being scattered along or in close proximity to State Street, so the pr sence of these structures are significant in describing Orem 's patterns of growth .9 The TCMA Building is particularl y significant under C1ite1ia A as it reflect the growth which occmTed once fruit growers reached out-of-state markets and became more prosperous.
