The low-income hotel, located, at 192 S. UniYersity Ave., was built in 1882. Neighbors complain of the rundown appearance of the building as well as the numerous police calls there. "Residents here feel threatened," said Franklin neighborhood chair Sharla Dugovic. But Hotel Roberts owner/manager JoAnn Mills says it's just a matter of time before they can turn the old building into a historic attraction. The hotel is having SOme arcJ:1itect drawings done as well as some market studies, she says. ''We want to make it into a really nice historic hotel," Mills says. "Those kinds of things don't happen overnight." And in the meantime, they want to keep renting it out. Because the rooms are old, they attract people who are looking for a cheap place to stay. Local agencies have accounts with Hotel Roberts to aid the homeless or people who are in need of financial assistance.
