The back part of the home was added in the early 1900's. The front part of the home will be used as a museum. The cellar has been dug out (years of erosion from flooding has filled it with mud). The problem has been taken care of and the structure has had the foundation made solid and the cellar rock repaired. To the left of this home is the Santa Clara Relief Society House which has been renovated by the Santa Clara Historical Society and interested people. The City of Santa Clara now maintains the grounds as they are improved. To the back of the property will be a Historical Library. The grounds will be improved and beautified. The use of the property will be for public use such as parties, receptions, reunions, etc. The property is being improved by fundraising of the Historical Society, public donations, etc. We believe that as we improve the outside of this building, there will be an outpouring of the donations that have been promised by many people who have said when progress begins on the building they will donate. We do already have two donors that will donate a third and the third party being the Historical Society. They also want to see that the public is interested and cares about this project. We have recently opened the Relief Society House on a regular basis and are generating interest in this area by doing so. As the area is more complete, we believe there will be more and more visitors and this will generate much activity for the downtown area of Santa Clara. This text message is used to keep the image from rotating in ocr process. Be sure to crop the top .25" off after the ocr process. GUBLER HOUSE RESTORATION NOTES DRAWING A-1 FLOOR PLANS 1. Remove paint from the door. Fill in any knicks gouges, or splits in the wood. Paint. Color to'be chosen by the architect. Door hardware, which can be reused, shall be cleaned of paint and other materials. 2. Remove paint from shelving. Fill in any knicks or gouges, and sand. Paint with a color selected by the architect. 3. Fill in minor plaster cracks with a industry recommended grout. Sand and finish surface to match surrounding surfaces. Paint with a color selected by the architect. 4. Fill in holes with plaster and finish to match surrounding surfaces. 5. Remove old finish off existing wood floor. Do not use an oil based chemical remover. (It will stain the wood floor.) After finish is removed, carefully sand the wood floor with a medium grit sandpaper to remove knicks and gouges. Then use a fine grit sandpaper for a smooth surface. Get architects approval before applying new finish. Apply one coat of sealer, approved by architect, then apply 2 finish coats of Dura Seal gymnthane finish by Dura Seal Division of Minwax Co. Inc. or approved equal. Allow adequate ventilation for proper curing. Allow ample time between coats for finish to dry before applying the next coat. Keep the floor free of traffic for 48 hours minimum after final coat is applied. 6. Shorten the length of electrical cord at the ceiling to 6" in length. Use existing old metal receptacle. Remove paint and clean ceramic cover at the ceiling. Install a 100 watt light bulb. 7. Remove carpet tack strip along the walls. 8. Remove paint from wood base at the floor. Fill in knicks and gouges and sand. Apply new paint as selected by the architect. 9. Remove the light switch and metal cover plate to match existing. 10. Remove all trash and debris from the building. 11. Remove door knobs and plates and replace with door knobs and plates which will match existing at the west entrance door at the porch. 12. Door knobs and plates are to remain. Remove and clean then install back to same locations. 13. At major cracks, remove plaster back 6" each side of the crack. Install metal lath against wall and apply plaster in 3 layers. (2 base coats and 1 finish coat.) Finish to match surrounding surfaces. 14. Install glass on the interior side of the wood lattice. 15. Remove curtain track above the window. Fill in the holes at the ceiling and finish to match surrounding surfaces. 16. Remove light fixture and install a new light fixture as per drawing A-2. 17. If electrical push button switch works, it is to remain. Remove the metal plate, clean, and install the metal plate. 18. Replace plastic outlet and cover for metal outlet and cover plate to match switch cover plates. 19. Remove copper oil line. Fill in holes at the wall with grout. Finish to match surrounding surfaces both sides of the wall. 20. Carefully remove vinyl flooring. If wood floor is strip flooring, similar to other rooms, finish as per note no.5. If wood floor is plywood, install new vinyl flooring as selected by the architect. 21. Replace glass at cupboard doors with new clear glass. 22. Remove old paint. Fill in knicks and gouges, sand and repaint, at all door, window, and cabinet trim. 23. Remove heater and fluepipe. Fill in holes at the walls and ceiling with the appropriate material. Finish surface of walls and roof at both sides to match surrounding surfaces. 24. Remove existing cabinets. Repair walls to match surrounding surfaces. 25. Remove existing water supply, vent and drainage pipes. Install new plumbing as per drawing A-3 for the restrooms and serving kitchen. 26. Remove existing plumbing fixtures. Old bathtub and wringer washer to remain with the Santa Clara Historical Society. 27. On the main floor, paint the walls and ceiling as per paint selected by the architect. 28. Remove plywood at the walls and ceiling of south room. Plywood to remain property of the Historical Society. 29. Install rough sawn 1x10's or 1x12's at the walls ceiling. Apply wood sealer. 30. Provide electrical wiring for a light fixture and switch to match the fixtures and switches downstairs. 31. Sand and finish wood floor as per note no. 5. 32. Insulate ceiling with R-30 Batts or blow in fiberglass insulation. 33. Fill in all knot holes and cracks in the wood at the walls and the ceiling. 34. Install a wood floor and ceiling at the north room, to match other upstairs room. 35. Install a HVAC system with attic units in this space. Condition upstairs spaces as well as main floor spaces. 36. Repair adobe wall and leave adobe wall exposed. 37. Fill in opening with clear glass. 38. Replace door with a door to match doors on main level. (Door will need to be cut down height-wise to fit existing opening.) 39. Treat the entire building for termites, and replace any termite damaged wood. 40. Remove loose putty and paint and sand the window frames, before the new paint is applied. Paint color to be selected by the architect. Install new glass. See note #14 on drawing A-3. 41. Remove frame wall and repair walls, floor, and ceiling where wall was removed. 42. Remove old stairs, wall, and door. For new stairway see drawing A-2. 43. Remove frame wall, including door and door frame. For the location of the new walls, see drawing A-2. Repair walls, ceiling, and floor where wall was removed and finish to match surrounding surfaces. 44. Replace stone steps as per note #33 drawing A-3. 45. Remove loose paint and sand wood railing and columns. Paint with an approved paint and color by architect. 46. Replace wood columns and porch roof as per note #13, drawing A-3. New porch and columns to match old porch and columns. 47. Provide new stairs as per drawing A-2. 48. Replace porch roof as per note #13 on drawing A-3. 49. Roof. Reshingle as per note #16 on drawing A-3. 50. Remove glass and frame. Install new window as per note #37 on drawing A-3. 51. Remove glass and frames. Install new metal roll-up door as per note #35 on drawing A-3. 52. Provide and install new wood railing 3'-6" in height around stairway. GUBLER HOUSE RESTORATION NOTES DRAWING A-3 EXTERIOR ELEVATIONS 1. Remove all the mud, dirt, foundation stones, and other debris from the basement. Save the foundation stones for reuse in the foundation wall. 2. Raise the sagging floor to a level position,where the foundation wall has washed away, and install two 4x4 wood posts to a vertical position ~o that they will be tight against a 6'-0" long, 2x6 at the dirt floor and a 6'-0" long 2x6 at the floor, spanning 4 of the floor joists. The 4x4 posts are to be placed directly below a floor joist. Install the support posts so that there is room for the stone foundation wall can be rebuilt. Do not remove support posts until stone foundation wall has been rebuilt and it can support the floor and wall again. 3. Rebuild the foundation wall by reusing the stone from the old wall. Set the stone in mortar. Some additional stone may be necessary. 4. Pour a 16" wide x 12" deep concrete footing under the wall to be rebuilt. 5. Remove the t.v. antenna. Fill in the hole at the roof and install new shingles to match the existing shingles. 6. Rebuild the top of the chimney. 7. Install new metal flashing around the chimney and paint the flashing to match the chimney. Seal joint between flashing and chimney. 8. Install flashing at the point where roof butts against the vertical wall. Seal along joint between flashing and wall. 9. Install metal rain gutter and downspout. Color as selected by architect. 10. Remove loose paint and sand the surface before the new paint is applied to the fascias and soffits. 11. Remove loose paint and sand the surface before paint is applied to all woodtrim and wood columns. 12. Fill in the hole under the soffit and refinish the surface to match the surrounding surfaces. 13. Remove wood porch roof including columns and install a new porch roof including wood columns and paint to match existing wood fascias, soffits, and trim. 14. Remove loose paint and putty and sand around window frame before new paint is applied. Paint color to be selected by the architect. Install new glass. 15. Remove and replace wood column base. Paint to match column. 16. Remove asphalt, and wood shingles down to wood sheathing. If sheathing is termite damaged or rotted, replace. With 5/8" cdx plywood or waferboard. Install 30# felt and no. 1 machine cut cedar shingles. 17. Remove and replace sandstone under concrete porch with stone similar to monument. 18. Fill in knot holes at the wood column and finish as per note 11. 19. Replace damaged or warped wood trim and rebuild corners so the joints are tight. 20. Rebuild ceiling of porch where it is sagging. 21. Replace wood base or trim and paint. 22. Remove loose paint from doors and frames, sand. Repaint with color by architect. Install new hardware. Lockset so the building will be more secure. 23. Fill in hole. Refinish to match surrounding stucco. Replace a section of wood trim where a hole has been cut in, paint. 24. Remove existing vent pipe and fill in hole at the wall and refinish to match surrounding surfaces. 25. Remove electrical conduit. Fill in hole at the wall and refinish to match surrounding surfaces. 26. Install new electric service meter and panel, 200 amp. Coordinate with city utility department for location of electrical service. 27. Replace roof sheathing, while shingles are removed, at the first two rafters. 28. Repair cracked stucco by removing back 6" of stucco each side of the crack. Install wire mesh over the crack and install new stucco. 29. Replace wood trim which is damaged or missing. Paint. 30. Fill in holes with new stucco. Finish to match surrounding surfaces. 31. Remove loose mortar at the stonework and replace with colored concrete mortar to match existing stone. 32. Remove plaster off stone wall down basement stairs and repair as per note 31. 33. Replace stone steps which are badly worn with a stone close to that which was removed. 34. Remove metal flue and fill in opening at the roof. Shingle over with new shingles. 35. Remove window sill and frame. Fill in opening to allow a 6'x 4' metal roll-up door. Finish both inside and outside to match surrounding surfaces. 36. Install new door and frame. Cut opening in wall. Refinish stucco around new door frame to match surrounding surfaces. 37. Remove frame and fill in opening to allow for a 30"x24" window. Install new window and frame. Paint. 38 . ._Fill in hole ..between rafters and under roof overhang. (Above left side of 8' window.)
