According to 1987 and 1994 Reconnaissance Survey data, the Chadwick House is one of approximately 62 period cottage type buildings in American Fork. The period cottage was a common housing form in Utah from 1910-1935, with its greatest popularity coming between the First and Second World Wars. Period Cottages imitated older medieval building forms, such as the Tudor Revival stylistic elements used in a simple and straightforward manner on the Chadwick House. These include the house' s asymmetrical facade, the steeply pitched roof over multiple gables, and small arched windows placed at the top of each gable and next to the arched front doorway. A decorative brick beltcourse runs around the building just above the concrete foundation. An asphalt shingled rooftops the house. The house appears to have undergone few alterations or additions. The projecting bay window on the south facade may have been added at some time after the house's construction. Several window units also appear to have been replaced, though the replacement units are compatible in form and materials to the remaining historic windows. The wood sided, gable roofed, single car garage southwest of the house was probably constructed at the same time as the house. It appears on 1938 Sanborn Maps of the property. No other outbuildings are shown on the Sanborn Map; likewise no other outbuildings currently stand on the lot. This house was built c.1935 for Dr. James Spratley Chadwick, a dentist, and his wife, the former Elva Rhoda Culmer. The house is typical in its size and style of those homes built for professional men and their families throughout Utah during the period between World War I and World War II. In the design of such houses, their owners evoked the security and social standing that professionals such as Dr. Chadwick had in their community, and on a larger (and perhaps unconscious) level tried to emulate in a modest way the idealized pastoral rural lifestyle popularized by the European and American upper classes of the time. The house stands on land originally owned by the Clarke family. James Clarke and his wife Ellen D. Clark built a house on the comer of Main and Center Streets. This house was demolished around 1920. Their son, James H. Clark, lived in a house directly north of the Chadwick House, at 30 S. Center. This building has also been demolished. In 1933, three years before his death in 1936, Clarke subdivided his property, yielding two additional lots. He sold the first lot to Dr. Guy and Roxie Richards, who built the house at 50 S. Center st. (This house is also the subject of an Intensive Level Survey completed in 1997). In 1935 Clarke sold the remaining lot, between the Richards house and his own house, to another health professional, Dr. James S. Chadwick. They built this house soon after. After residing there for nearly 25 years, the Chadwicks sold the house to Elveron and Eloise Ferguson in 1961 . They sold it to the Lawrence Briggs in 1963. The house remained in the Briggs Family until 1989, when it was sold to Lexie F. Gray. In 1992, the current owner, Lynn Ostergaard, bought the house from Mrs. Gray. DR.
