The foundation is stone. The main part of the home has the rectangular plan, gable roof and symmetrical organization linking it to the Georgian/Vernacular tradition. A gabled pavilion is centered on the main elevation. The pavilion is incorporated into the basic three over three scheme, not breaking the bilateral symmetry of the vernacular tradition. Chimneys are located on the gable end of the two story portion, also staying within the folk vocabulary. Also of brick is the rear portion of the home. This extension has a rectangular shape and a hipped roof. Centered on the rear of the extension is a gable-roofed dormer. Ornament of the house is in the form of molded cornice, and segmental brick openings which are corbelled oU,t and h,ave drops.: Though it . has suffered the effects Qf .many years of vacancy, tl).e home i$ structurally intact and _the present oWners, desc~ndants of A.N. Ta.IlJ.ler ,have plans for renovation. A stone granary belonging to the house is also on the site. It is a single story rectangular structure with a gable roof. On one gable end the door and a window are located. Granaries were common structures in rural Utah even until the 1930s. Most were· built of frame and have since disappeared. Tanner rouse, buil t in 1899" is si gnificant as a late example of the central hall rouse type. In size and proportion the rome demonstrates a confidence in the vernacular building genre, and because of its late date documents the enduring strength of the folk vocabulary in rural locales. The home must be seen as a function of its . remote location, of the isolation and rural nature of the Grouse Creek area, of the isolation of the Tanner family there and of the builders who participated in the construction. A tradition, a continuum in the minds of builder and patron is expressed in the rome. When viewed in this manner the Tanner rouse becomes a si gnificant site in the history of architecture in Utah. Allen N. Tanner was born March 27, 1862, in Tooele, Utah to Thomas and Elizabeth Ann Newbury Tanner. Thomas, a shoemaker, had emigrated from England, a Mormon convert. A hard life in Tooele sometimes "living on dandelion greens, pig weed greens, sego lily roots and rabbits," left little time for schooling and Tanner soon went to Grouse Creek to work for a brother herding horses and cutting posts. He was eventually able to buy a small tract of land, upon which he built a three-room log cabin,to which he brought his widowed mother. In 1894, he married Mary Pmil y Barlow by whom he had nine children. Tanner successfully built his holdings into a farm of over 2,000 acres. In 1899 he began the construction of this substantial brick rouse, completed in 1900. In 1906, he was called on a three-year mission to New Zealand for the LDS Churc h. Beca use of Tanner's generosi t y and the si ze of t he rouse, man y social gatherings were held there. Tanner died in 1935 and the house has remained in the hands of his descendants. The rouse and its outbuildings are being renovated by Robert W. and Eilene Tanner Torrey, leasing from Tanner and Tanner Enterprises. A.N. Tanner's rome in Grouse Creek illustrates the persistance of the folk tradition in rural Utah. The two story brick home is a late variation of the "central hall" house form. In Utah this form signaled the integration of the folk vernacular of the earliest years of settlement in the United States with Georgian formality. The rectangular, central hall plan with rear extensions, the gable roof, end chimneys and s~netrical main facade piercing, point to a highly evolved house type which had predominated in England and the eastern Uni ted States for several centuries. The result was a formula which pervaded early Utah settlements but which was subsequently replaced in favor of the more exuberant and usually larger, ''modern'' Victorian styles. Thus, the date 1899 is late for such an "old fashioned" scheme, since by this time even interest in the Victorian forms was waning in favor of turn-of-the-century styles . . 9. The two story brick home is a late variation of the XllMlfllX "central hall" house form.si,lIiail" In Utah this fonn signaled the the integration of the folk vemacu1ar of tall earliest years of settlement in till the United States with Georgian formality. The rectangular, central hall plan with rear extensions, ta the gable roof, end chimneys and symmetrical main facade piercing point to a highly evolved house type with had predominated in England and . at\w\e6. the eastem United States for sa.axlis several ~".~I. The home is a two story brick structure, with a 1 1/2 story rear axtallill extenison. The foundation is stone. The main part of the home has IXXlI the rectangular plan gable roof and symmetrical organizati6n linking it to the Georgin/vemacular txixtxlt tradition. A gabled pavilion is centered on the main elevation. The l,.n . pavilion is incorporated 1IIt the basic three over three scheme, not breaking the bilateral s,.. symmetry of the vemacu1ar tradition. Chimneys are located on the TANNER HOUSE 2 gable ends of the two story portion, also staying within the folk vocabulary. In ' December 1980 Congress passed ammendments to the National Historic Preservation Act of 1966. This nomination was scheduled for the May rooeting which was cancelled. It will be presented at the August 6th llEeting to which you will receive an invitation. I'm sure the state carmittee will accept the nomination. The nanination will be forwarded to Washington for final approval, which. may take as little as six weeks. We'll let you know as soon as we have been notified that the house is on the National Register. For reroofing, we'll strongly recommend cedar shingles for authenticity and to ensure that the project can be certified as meeting the Secretary of Interior's Standards (enclosed). This is important if you want the tax advantages available for an income property. Shakes are not appropriate unless they were originally used - which they rarely were. We recoomend that if at all possible you use the top grade, No. I, Blue Label - they'll rrnre than repay the extra cost in longer wear. I've checked with our development section about loans and grants. Our grant IIDney has been taken away - you might want to write your Congressman to suggest that a 65% cut for historic preservation isn't really a fair share of the need to cut back. If the house will be rented out, these same tax advantages apply for owners who restore properties on the Register .We can send you information - fairly complicated, if you have plans to rent. The best bet is with a local redevelopment authority. I'd check with city officials, local bankers, and any federal agencies that deal with farm and small town areas likely to be in the Agriculture Department. N. Tanner House. If the Keeper of the National Register accepts the nomination, as I explained in my earlier letter, the provisions of the Tax Reform Act of 1976 will apply to your property. '!he act contains four main provisions for buildings that qualify for tax depreciation, that is, income or commercial properties. 'Ihe Act: (1) permits a five-year amortization of ·certified rehabilitation expenses; (2) eliminates business expense deductions for demolition; (3) eliminates accelerated depreciation for structures built on the site of demolished historic structures; (4) provides special depreciation rules when the cost of rehabilitation exceeds $5,000 and the purchase price of the building. These provisions do not apply to private residences. National Register guidelines allow you thirty days in which to comment on the eligibility of your property.
