I f', INTRODUCTION Fourteen bungalows in Langton Park Subdivision Block 1, Lots 1 and 28 thru 52. located at 300 North and 900 West. were built in 1918 as a real estate development. Adolph Richter, a prominent Salt Lake Realtor. purchased the property from the Langton family November 9, 1916. (see Bib 1 abstracts). Money was changing hands as early as 1916 between A. Richter and the builders. Thomas and Joseph Birkinshaw. Building permits were issued to A. Richter. owner and to Birkinshaw Brothers, builders. in Feb and May 1918 (see Bib 2 permits). The original residents either rented or purchased the bungalows from Edith Birkinshaw. A majority of the residents worked for the railroad--either the Oregon Short Line or Denver and Rio Grand as switchmen, brakeman, baggage agent, signal man, fireman or as conductors. A machinist at Fritz Wallmueller shared 361 North 900 West with a bookeeper at Utah Power and Light. Both men had previously lived in hotels (see Bib 3 Polk). ARCHITECTURAL DESCRIPTION The predominant feature of the Langton Subdivision site is a busy access road to the freeway. line this treeless street: Two types of bungalows the low pitched Prairie School style with hipped roof. and an Arts and Crafts style with gable roof. These bungalows built of wood and stucco or MORE Page 2 ARCHITECTURAL DESCRIPTION (Cont'd) brick. have a one-story rectangular plan. with porches and a basement. The Arts and Crafts bungalows rely on exposed structural roof features and battered piers for decoration. Unusual color combinations. flower boxes. and chain link fences have been added to individualize the homes. The modest dimension of the interior (approx 780 sq ft) restrict the circulation. An open door spans the hallway; bedrooms have overlapping corners with the hall producing unusual wall angles. Several bungalows have rear additions to increase bedroom space. The bungalows vary in their states of repair: 319 is in mint condition. while 357 shows the abuse of 74 years as a rental property. 319 boasts dark wood built-in bookcases that flank an original fireplace with deep umber tiles and three banks of geometrically leaded glass windows. Wall thickness on this bungalow approaches thirteen inches and a gravity flow gas furnace adds additional warmth and comfort. 357 has paneling covering the fireplace and three groups of ordinary windows that would open inward if they were not painted shut. The three foot wide front door with wooden muntins seems large in proportion to the modest living-dining room (24'6"x11'5"). The kitchen shows no signs of built-in conveniences, but the bath has been remodeled. steep stairs lead to the basement. (see plan 357 North 900 West). HISTORICAL DESCRIPTION The owner-developer, Adolph Richter, was one of Salt Lake City's leading real-estate men. Born in Germany, August 10, 1859, Mr Richter was educated in Settin. He immigrated-- reaching New York in 1878. He joined a government survey team to Alaska. Later he spent short stays in San Francisco, South Dakota and Colorado. He worked in mining camps where he acquired a knowledge of mining men and mining interests that later proved invaluable. He came to Salt Lake in 1891 to open a real estate office at 69 South Main and became prominent in his field. Mr Richter was a member of the Commercial Club and the Salt Lake Real Estate Association (see Bib 4 sketches). He married Miss Lucy Deakin in May 1893 and lived in a comfortable home at 87 L Street. Mr. Richter died--the same year the building permits were issued--20 Aug 1918. (see Bib 5 obits) In 1920, A. Richter and Company listed Jasper F. Fletcher Jr. as President, Secretary, Treasurer and Manager. Thomas and Joseph Birkinshaw, the builders, lived at 245 North 1st West and 960 West North Temple respectively. Joseph contracted in Salt He died in California, 16 Dec 1939 , leav ing eight children and his wi f e Florence. ( see Bib 7 Obits ) Thomas Birkinshaw and his wife Edith controlled properties in Lang ton Subdivision into the 1950's. Thomas died in California, 23 December 195 9. (see Bib 8 Obits) The Birkinshaw brothers did business with Felt Lumber, Langton Lime and Cement Co., and Z. J. Julien (furnace materials and labor). MORE Page 5 CONCLUSION The fourteen bungalows sandwiched between Lotschers Home Bakery and a triplex provided privately owned and rental property for the laboring class. The predominance of Salt Lake railroad worker-occupants in housing near railroad yards reflects the surge in rail employment during the 1920's. Analysis of the building foot prints indicates a 26'xJo' rectangle to be the modular unit. Some houses use a l~ unit plan and the triplex uses a double unit plan. (see foot prints Langton Park Subdivision) The bungalow has come a long way since its origin as the "Hill House" in India. From "Summer Place" for the British aristocracy to permanent home of the British middle class, to popular home for Californians, to a nation-wide favorite for Americans in every area, it has evolved in purpose and composition, but not in its basic structural concept. Today it still serves a useful purpose in Salt Lake City. It provides habitable housing for people with limited income who reside in Langton Park Subdivision. Some of the bungalows have been so well preserved that they retain their original charm. Some occupants have retained ownership, and some renters have decided to purchase. stay.
