Use continuation sheets as necessary. The John and Delia Hanlon House is a one-story brick period revival cottage built in 1934. It is located at 424 S. 1100 East in Salt Lake City.) This house is very similar to its neighbor at 430 S. 1100 East. The house has a rectangular footprint measuring approximately 26 by 41 feet with the narrow end facing the street. The main roof is a steeply-pitched simple gable with the ridgeline parallel to the street. There is a hipped roof to the rear. The roof is covered in asphalt shingles (some damaged). The fa~ade (east elevation) has two secondary gables: a steeply-pitched English cottage style gable over the entrance and a slightly wider gable over the windows. The house is built on a raised concrete foundation. The masonry consists of multi-colored orange-brown fire brick laid in a modified Flemish bond. The mortar joints are slightly raked. The house has several different types of decorative brick. There is a soldier course above a stretcher course at the water table line. The windows sills are rowlock brick. The front door is recessed behind a round-arch surround of rowlock bricks. The windows on the fa~ade also have rowlock surrounds, but feature Tudor arched heads. The apex of the gable above the windows features a tall attic vent with round-arch brick surround. There is a basket weave pattern at the top of the chimneystack on the south elevation. The f~ade is divided into the main entrance (north third) and the windows (south two-thirds). The entrance gable projects slightly with the front door in the recess. The stoop is concrete with stairs facing south and a wrought-iron rail (original). The front door is the original wood door with round-arch window. It is currently behind a wrought-iron security screen (not historic). The entrance gable has a raking wood cornice painted rust. There are three windows on the main level of the fa~ade. All are multi-light leaded-glass windows. The center window is the largest and features a scroll-cut lintel of wood (painted cream). The wider gable also has a raking cornice. The south elevation features several double-hung windows. The brick chimneystack divides the south gable end, which is currently sheathed in light yellow aluminum siding (circa 1995). The original material was stucco. The north gable end is also sheathed in the aluminum siding. The soffits were also replaced with aluminum around the same time. The north elevation has double-hung windows similar to the south elevation. There is a double-hung window on the west (rear) elevation and an at-grade back door on the south side. There are basement windows on all four elevations. On the interior, the house has 1,066 square feet of space on the main floor and 1,066 square feet of space in the partially finished basement. The house has a total of seven rooms with two bedrooms and one bath. The house sits at the center of a rectangular parcel of 0.11 acres. The front yard is landscaped with flower and shrubs. It is enclosed by a wrought-iron fence (circa 1995). There is a wood slat fence along the south property line. The north property line borders an alley providing access to the rear of this house, as well as buildings on 400 South and Fuller Avenue. There is a low cobblestone retaining wall (possibly historic) along the alley and partially enclosing the back yard. There is a non-contributing garage at the rear of the property. The garage was built in 1989 and is covered in yellow aluminum siding with decorative stone facing. It is a non-contributing replacement for the original frame 1935 garage. The garage faces north and is accessed from the alley. The immediate neighborhood of the Hanlon House includes mostly one-story brick and frame houses built between 1890 and 1935. The house sits near the northeast comer of the steeply-sloped block. The area was commonly known as Fuller's Hill for many years and the frame cottages along Fuller Avenue were the first tract housing on the block. There is a 1922 bungalow development directly to the south. Apartment blocks at the west end of Fuller Avenue and on 300 South were built in the 1970s. The area is in the southeast quadrant of the Bryant Neighborhood, which includes a residential mix of styles and types, mostly built in the early 1900s. The Bryant Neighborhood borders the University Historic District along 1100 East. The Hanlon House was evaluated as eligible/contributing when the Bryant Neighborhood was listed on the National Register of Historic Places (NRHP) as part of a boundary increase for the Central City Historic District in 2001. The building was constructed within the historic period, defined as 1870 to 1946 in the Bryant Neighborhood nomination. The historic district was expanded a second time in 2002 and the building is currently part of the NRHP Salt Lake City East Side Historic District. The Hanlon House has good historic integrity and contributes to the historical and architectural significance of the neighborhood. Explain andjustify any significant themes marked above. Use continuation sheets as necessary. The John and Delia Hanlon House is located within Salt Lake City's Plat F. Plat F was surveyed in 1867 as an eastern expansion of the city's second survey, Plat B, which was platted in 1848, a year after the arrivaf of Mormon settlers.2 Plat F has the same characteristics as the earlier plats: ten-acre blocks, each containing eight lots of 1Y4 acres. Streets were 132 feet wide. Originally each lot was allowed the construction of one house with a standard setback of 20 feet. The rear of the property was to be used for vegetable gardens, fruit trees, and outbuildings for subsistence livestock and poultry.3 Plat B ended at 1000 East where the foothills begin to rise. The settlers were organized into wards, with the south part of the Bryant Neighborhood in the Tenth Ward. 4 Plat F developed later and more slowly due to the steep topography, but became a fashionable neighborhood after the University of Utah was moved from its downtown location to former Fort Douglas land above 1300 East in 1899-1900.5 Because of the rapid growth of Salt Lake City in the late nineteenth and early twentieth centuries, the semi-rural lots were subdivided and the neighborhood became more urban in character. Around the edges of the blocks, the modest homes of the first settlers were joined by the more substantial homes of the emerging middle-class. More modest homes were built in inner-block courts and streets. Multi-family housing for the working-class began to appear in the early 1900s. The neighborhood was easily accessible to the downtown and the University by a streetcar line along South Temple. The significance ofthe Hanlon House falls within the contextual period Depression and Decline: 1923-1955 as described in the Bryant Neighborhood nomination. 6 The Hanlon House derives its significance from its association with the development of the Fuller's Hill neighborhood and as an example of period revival housing stock in Salt Lake's older neighborhoods. Prior to 1922, the south half of Block 28 was commercially developed by the Salt Lake City Brewery, which was established on the southwest comer of the block in 1871. By 1900, the brewery's three Romanesque buildings dominated the neighborhood skyline (demolished).7 Because of the steep topography of Fuller's Hill, the block was mostly undeveloped on the north half. By the early 1900s, there were only a handful of houses along the edges of the block and on Fuller Avenue (inner portion of Lot 7). The property at 424 S. 1100 East was one of three undeveloped Lot 7 parcels with frontage on 1100 East in Lot 7. In 1922, the store/residence bungalow was built on the parcel at 442-444 S. 1100 East as part of the Barbara Place development. The Realty Company of Utah obtained the two remaining parcels at 424 and 430 S. 1100 East from the Halloran Judge Trust Company, which developed Barbara Place. On October 20, 1934, the company obtained a building permit to build a one-story brick residence of six rooms at an estimated cost ofS3,000 on the north parcel. s The first pennanent settlers of Salt Lake City were members of the Church of Jesus Christ of Latter-day Saints, also known as the LOS or Monnon Church. 3 Brigham Young outlined the design of the city based on a concept known as the "City of Zion" plat originated by LOS Church founder Joseph Smith for laying out the city of Nauvoo, Illinois. Farnsworth (1898-1984). Farnsworth was a prolific builder and constructed numerous apartment buildings as well has residences in the city. In the 1930s, the city directories list the company as the Realty and Construction Company of Utah with Benjamin L. Farnsworth as president, Douglas Thomsen (1907-1994) as vice-president, and Roy J. Chapman as secretary-treasurer. The property was obtained in the name ofVilate Savage Chapman (1905-1995), the wife of Leroy "Roy" Jerome Chapman (1891-1982), so it is likely he was heavily involved in the project. Roy J. Chapman organized his own construction company in the early 1950s. The Realty Company of Utah sold the completed house to John and Delia Hanlon. John E. Hanlon (1889-1860) was born in Illinois. He was married to Delia Agnes Duffy Hanlon (1895-1942). She was born in Hebdurn, England and came to Utah in 1900. By the time of the 1930 census, the couple was living in Beaver County, Utah, with their two children, John V. and Patricia M. John E. Hanlon was a locomotive engineer for the Union Pacific Railroad. John E. Hanlon owned the property until his death in 1960, after which it passed to his children. He spent his later years in California and the house became a rental.
