The Evans House is a 1Yz-story stucco-covered period revival cottage built in 1930-1931. The house, which was converted to a duplex in the 1950s, is located at 332 S. 11 00 East in Salt Lake City.! The house is built on a concrete foundation at the edge ofthe steeply-sloped so that the foundation is full-height in the rear. The house is frame covered in stucco. The style is Period Revival, although the house does not have any distinctive elements of a particular period (perhaps slightly Spanish Colonia). The main level of the fa~ade (east elevation) is nearly at grade on the south half, but the north half sits over an original basement garage. The garage entrance was converted to the apartment entrance (circa 1952). The current basement apartment door and window are newer (circa 1990). This is the only major modification to the fa~ade. The rear (west) elevation has been most modified with some window replacements, the remodel of an enclosed porch, and a possible dormer addition (circa 1990s). However, these alterations are difficult to see from the street and do not greatly impact the historic integrity of the house. The main roofhas a ridgeline parallel to the street. It is covered in asphalt shingles. The main level of the fa~ade is symmetrical with a round-head door recessed under a round arch. The cornice curves above the doorway. The front door is flanked by groups of narrow multi-light windows currently behind storm windows. The decorative shutters on either side of the grouped windows are non-historic (circa 1990). The stucco is textured and currently painted tan. The window trim is white and the shutters are green. The windows have brick sills that have been covered with green stucco to match the shutters (circa 1990). The steps and deck are concrete (painted red) and the black wrought-iron rail is original. The steps face south. There is a shallow shed-roof over the basement entrance (circa 1952). The north and south elevations have a combination of original and newer windows. The east elevation features a wide stucco-covered chimneystack and a side entrance at the basement level. The rear screen porch has been glazed and enclosed (circa 1990s). There is a wood deck and patio on the rear. On the interior, the house has 1,088 square feet of space on the main floor, 500 square feet on the upper floor, and 1,088 square feet in the mostly finished basement. The house has a total of ten rooms with five bedrooms and two baths. The house is on a steeply-sloped parcel of 0.09 acres. The front yard is landscaped with shrubs and a mature evergreen in front. There is a two-car concrete parking pad on the north side and a concrete driveway on the south side. The back yard is fenced with a wood fence. There are no outbuildings associated with this property. The immediate neighborhood of the Evans House includes mostly brick and frame houses built between 1890 and 1935. The Faultline Gardens Park is southwest of the property. The atypical development of the block can be attributed to the early commercial use of Linden A venue and an abandoned narrow-gauge rail line running southwest to northeast through the block. The area is in the southeast quadrant of the Bryant Neighborhood, which borders the University Historic District along 1100 East. The Evans House was evaluated as eligible/contributing when the Bryant Neighborhood was listed on the National Register of Historic Places (NRHP) as part of a boundary increase for the Central City Historic District in 2001. The building was constructed within the historic period, defined as 1870 to 1946 in the Bryant Neighborhood nomination. The historic district was expanded a second time in 2002 and the building is currently part of the NRHP Salt Lake City East Side Historic District. The Evans House has good historic integrity and contributes to the historical and architectural significance of the neighborhood. Explain and justifY any significant themes marked above. Use continuation sheets as necessary. The John H. and Amy Evans House is located within Salt Lake City's Plat F. Plat F was surveyed in 1867 as an eastern expansion of the city's second survey, Plat B, which was platted in 1848, a year after the arrival of Mormon settlers.2 Plat F has the same characteristics as the earlier plats: ten-acre blocks, each containing eight lots of 1V4 acres. Streets were 132 feet wide. Originally each lot was allowed the construction of one house with a standard setback of 20 feet. The rear of the property was to be used for vegetable gardens, fruit trees, and outbuildings for subsistence livestock and poultry.3 Plat B ended at 1000 East where the foothills begin to rise. The settlers were organized into wards, with the south part of the Bryant Neighborhood in the Tenth Ward. 4 Plat F developed later and more slowly due to the steep topography, but became a fashionable neighborhood after the University of Utah was moved from its downtown location to former Fort Douglas land above 1300 East in 1899-1900. 5 Because of the rapid growth of Salt Lake City in the late nineteenth and early twentieth centuries, the semi-rural lots were subdivided and the neighborhood became more urban in character. Around the edges of the blocks, the modest homes of the fITst settlers were joined by the more substantial homes of the emerging middle-class. More modest homes were built in inner-block courts and streets, such Linden Avenue. Multi-family housing for the working-class began to appear in the early 1900s. The neighborhood was easily accessible to the downtown and the University by a streetcar line along South Temple. The significance of the Evans House falls within the contextual period Depression and Decline, 1923-1955, as described in the Bryant Neighborhood nomination. 6 The house represents the continuation of middle-class family housing as infill on the neighborhood's east side. In the late 1890s, there were relatively few residences on Block 21, primarily for three reasons. First, the topography rose dramatically from the middle of the block to 1100 East; second, a large portion of the block was dedicated to the greenhouses on Floral Lane (later Linden A venue); and third, the Salt Lake & Fort Douglas Railway cut a swath through the east half of the block. The narrow-gauge railroad organized in 1883 connected the standard-gauge lines in the center of the city to Fort Douglas and the quarries in Red Butte Canyon. The railway is noted as "abandoned" on the 1898 Sanborn map. The Evans House is located on a large parcel that shares a boundary with the rail right-of-way. Lots 7 and 8 were originally owned by John Jens Sorensen (1847-1910) and his wife, Jacobine Gjettrup Sorensen (18571925).7 They built an adobe/stonelbricklframe house (demolished circa 1950) in the middle of the block and kept most of the property in the south half of Lot 7. They subdivided Lot 8 and sold the frontage parcels to Lucius Woodruff and Wendell Woodruff, two brothers who were working in real estate at the tum of the century. The property was sold to Samuel W. Stewart in 1908. Samuel W. and Ella N. Stewart sold it to John S. In 1918, they sold their house and moved to Oakland, California, but retained title to the undeveloped south half of the property. In September 1930, they sold the empty parcel to J. H. Evans Jr. Three months later, J. H. Evans Jr. applied for a building permit. The house was completed in 1931. John Henry Evan Jr. did not live in the house. It was built for his mother and father, Amy and John H. Evans Sr. John Jr. transferred the deed to his parents in 1931. John Henry Evans (1872-1949) was born in Wales. He came to the United States as a small child and to Utah at the age ofthirteen. He married Amy Whipple in 1900. Amy Jane Whipple Evans (1871-1962) was born in Salt Lake City. The couple had five children, who were mostly grown by the time they moved into the house. In his early years, John H. Evans worked at various jobs including school teacher and sales manager for a soup company. By the time he moved into the house on 1100 East, he was a prolific author of Utah and Mormon history, including biographies of several well-known historical figures. He was listed as an author in the city directories of the 1930s and 1940s. His death certificate noted that he was an author and teacher. Amy W. Evans was employed as a social worker at the time of the 1930 census. In the 1930s, she worked for the LDS Church's social services department. After her husband's death, she moved to Denver, Colorado. The deed reverted back to John Henry Evans Jr. (1902-1958) and his wife, Bessie T. Evans (1906-1977). They continued to live in southeast Salt Lake. John Jr. worked for the Utah Power & Light Company. John and Bessie Evans maintained the house as a rental duplex.
