The William and Elsie Tyndale House is a Victorian Eclectic two-story foursquare built circa 1905. 1 It is located at 176 S. 1100 East in Salt Lake City.2 The original portion of the house has a footprint measuring 28 by 35 feet with the narrower end facing the street with a slight projection on the north half of the fa~ade (east elevation). The house has two historic rear additions: a two-story brick addition built in 1936 (south half of west elevation) and a one-story frame addition built in 1951 (north halt). The main roof is hipped with a simple gable over the front projection. The projecting front porch (south half of fa~ade) has a simple gable roof. The two-story addition has a low slope shed-roof and the one-story addition has an angled shed roof. The roof material is asphalt shingles. The house is built on a rock-face stone foundation in front and concrete in the rear. The brick is laid in a running bond with flush mortar joints. It is painted red. The projecting wing on the fa~ade features a tripartite window on the main level. The center fixed-frame window is flanked by narrow double-hungs and features a leaded-glass transom. The lintels and sills are stone, painted tan. On the upper level, there are two narrow double-hung windows with a smaller window between. There is square shingling in the gable trim and a pair of windows divided by a classical-style mullion. The porch sits on a newer concrete deck and steps. The porch roof is supported by Tuscan columns. The pedirnented porch roof has cornice returns. The front door is half-glass with a carved circular garland pattern and transom. The main alteration to the fa~ade is the secondary door south of the original door, which was installed in place of an existing window (circa 1936). The north and south elevations feature a combination of double-hung windows with flat lintels and segmental arched brick hoods with drip moldings. The corbelled brick chimneystack on the north elevation is intact. There is a basement entrance on the south elevation (circa 1936). The chirnneystack on the rear has been shortened. There are also basement windows on each elevation. The two-story brick addition (1936) on the rear has flat lintel double-hung windows. The back door faces east. The one-story frame addition sits on a raised concrete foundation with basement below. It has vertical siding and replacement windows (circa 1980). There is a deck extending off the rear (west) elevation (date unknown, circa 1980). On the interior, the house has 1,298 square feet of space divided between the three levels. In 1936, the house was converted to a four-unit apartment building. A fifth unit was added by the 1950s. In the 1970s, the sixth unit was added. In the late 1990s, the current owners removed the extra units, so there are currently four units, one of which is occupied by the owners. The house sits on a narrow lot of 0.09 acres. The front yard is lawn with mature trees. There is a concrete driveway on the north side on the house that is shared with the neighboring property. There is a non-contributing shed in the rear. The immediate neighborhood of the Tyndale House includes mostly brick and frame residences built primarily between 1891 and 1910. The area is in the northeast quadrant of the Bryant Neighborhood and is surrounded by a residential mix of styles and types, mostly built in the early 1900s. The neighborhood also includes a few neighborhood-scale commercial and office buildings, two neighborhood churches, and the Holy Cross Hospital complex. 3 The Tyndale House was evaluated as eligible/contributing when the Bryant Neighborhood was listed on the National Register of Historic Places (NRHP) as part of a boundary increase for the Central City Historic District in 2001. The historic district was expanded a second time in 2002 and the buildings are currently part of the NRHP Salt Lake City East Side Historic District. Most of the alterations to the Tyndale House are within the historic period and it has good historic integrity. The house contributes to the architectural and historical significance of the neighborhood. The tax cards give a construction date of 1896, but the house does not appear on the 1898 Sanborn and best estimate from other sources is 1905. 2 Until 1972, the street was more commonly known as Eleventh or 11th East. 3 The two churches are the LDS Church 11th Ward Meetinghouse (951 E. 100 South) and the St. Paul's Episcopal Church (261 S. 900 East). Explain andjustify any significant themes marked above. Use continuation sheets as necessary. The William and Elsie Tyndale House is located at the northwestern edge of Salt Lake City's Plat F. Plat F was surveyed in 1867 as an eastern expansion of the city's second survey, Plat B, which was platted in 1848, a year after the arrival of 4 Mormon settlers. Plat F has the same characteristics as the earlier plats: ten-acre blocks, each containing eight lots of I Y4 acres. Streets were 132 feet wide. Originally each lot was allowed the construction of one house with a standard setback of 20 feet. The rear of the property was to be used for vegetable gardens, fruit trees, and outbuildings for subsistence livestock and poultry.s Plat B ended at 1000 East where the foothills begin to rise. The settlers were organized into wards, with the north part of the Bryant Neighborhood part of the Eleventh Ward. 6 Plat F developed later and more slowly due to the steep topography, but became a fashionable neighborhood after the University of Utah was moved from its downtown location to former Fort Douglas land above 1300 East in 1899-1900. 7 Because of the rapid growth of Salt Lake City in the late nineteenth and early twentieth centuries, the semi-rural lots were subdivided and the neighborhood became more urban in character. Around the edges of the blocks, the modest homes of the first settlers were joined by the more substantial homes of the emerging middle-class, particularly in the first quarter of the twentieth century. Inner block streets such as McClelland Street were developed beginning in the 1890s, and were often built as modest, densely-packed speculative or rental housing stock. Multi-family housing for the working-class began to appear in the early 1900s. The neighborhood was easily accessible to the downtown and the University by a streetcar line along South Temple. The significance of the Tyndale House falls within the contextual period Mature Community, 1900-1925 and Depression and Decline, 1925-1955, as described in the Bryant Neighborhood nomination. s The Tyndale House represents the substantial homes of Salt Lake's prosperous families in the early part of the twentieth century that were converted to apartment houses in the 1930s. The frrst land certificate for Lot 1 was given to Henry A. Baker in 1867. Baker sold the lot to Wendell P. Woodruff in 1887. Between 1891 and 1900, the lot was gradually subdivided. By 1903, the south half of the lot was owned by the Wells Fargo Company, which sold it to R. E. McConaughy in April 1903. Robert E. McConaughy (1859-1924) was a real estate investor. He built a house for his own family on the comer at 1079 E. 200 South in 1905. The house at 176 S. 1100 was built probably around the same time. It was likely a speculative investment because the deed changed hands several times between 1905 and 1917, transactions which involved a number of investors: Alfred H. Ensign (1870-?), a frre insurance agent; William Burnside (1856-?), a cattleman, and his wife, Alice C. Burnside (1840-?); Frederick A. Sweet (?-1936), president of a fuel company; Ernest Hill (1884-?), a secretary for a real estate company; and the B & M Investment Company. The first permanent settlers of Salt Lake City were members of the Church of Jesus Christ of Latter-day Saints, also known as the LOS or Mormon Church. S Brigham Young outlined the design of the city based on a concept known as the "City of Zion" plat originated by LOS Church founder Joseph Smith for laying out the city of Nauvoo, Illinois. They were William R. Tyndale (18731950) and his wife, Elsie Priscilla Honn Tyndale (1873-1961). They were from Iowa and married in 1902. The Tyndales came from to Utah around 1905. William R. Tyndale was a doctor and a captain United States Army. He was appointed assistant surgeon for the Utah National Guard and lectured often on various medical subjects. Elsie Tyndale was active in the Ladies Literary Club. They are listed at the address on the 1910 census with their son, Hamilton, and a servant, Miriam Adair. After their divorce, Elsie Tyndale moved back to her home state of Minnesota. Dr. Tyndale stayed in Salt Lake City until after the death of his son, Hamilton, a medical doctor/intern, in 1939. William R. Tyndale later moved to California. In July 1917, the B & M Investment Company sold the house to J. Solomon. Jennie Solomon (1863-?) and her husband, Louis Solomon (1864-?) were German immigrants, who immigrated to the United States in 1885. Their children were born in Colorado. They are listed on the 1920 census at 176 S. 1100 East with their son, Benjamin, an electrician for a theatre; their daughter, Florence, a stenographer for a coal company; sister-in-law, Bertha Davison; and Annie Jensen, a servant. Louis Solomon was tailor by trade and the manager of Bee Hive [sic] Tailoring in downtown Salt Lake. The Solomon family sold the property in 1922 and moved to California. The next owner was Esther Call Stewart. Esther Call Stewart (1879-1959) and her husband, John Riggs Stewart (1878-1961) were born in Utah. They were married in 1899 and had seven children. They are listed with their six surviving children on the 1930 census. The household also included a niece, Elizabeth Call. John R. Stewart was a civil engineer, and one son, Kilton, was a draftsman in an engineering office. Elizabeth Call was working as a stenographer for a grocery store office. In the 1930s, the house was divided into separate apartments for the adult children. It had fIve units by the 1950s and six units by the 1970s. Since your house is not listed in the National Register, it is not currently eligible for the state preservation tax credit. I apologize for any problems this error may have caused. The specific boundaries were set by the researchers who developed the nomination for this historic district. We recognize the significant number of fine, old buildings west of 1100 East and it is possible the historic district boundaries may be adjusted sometime in the future. However, we are not aware of any effort by the city or local residents to begin this change. If you have any questions about this process, please contact Julie Osborne, the architectural historian/National Register coordinator in our office (801/533-3559 or josborne@history.state.ut.us). There is a chance your house could be individually eligible for the National Register, but successful nomination would require association with historically significant events or persons. Since the information in our file on your house was very limited I have done some quick research to try and determine if there is any such association with historically significant individuals. It appears your house was built in 1905 as a real estate investment by David and Stella Roth Spitz who lived for some forty years in the house at 1073 East 200 South. (The title of your . house was apparently in Stella's name.) The early occupants of the house are not known, but from 1925 through 1960 John R. and Esther Call Stewart lived in (and probably owned) your house. John worked as an engineer for Provo City (probably pre-1925), Salt Lake City, Salt Lake County and the state. Esther's obituary notes involvement with literary and parent/teacher-type organizations. The house was divided into six apartments by 1951 with John (and Esther, I presume) living in #1. Esther died in 1959; John in 1961. It appears your house has been owned and lived in for many decades by nice, respectable people. Unfortunately, I do not see any association with historically significant individuals as would be required for National Register listing. If no substantial alterations have occurred to the building since it was evaluated at the time of nomination, it would still be eligible for, and listed in, the National Register. Enclosed is the complete application package for the state historic preservation tax credit which provides for a credit equal to 20 percent of qualified rehabilitation expenditures against your state income tax. The state tax credit law requires that all proposed or on-going work must be approved by our office as meeting the Secretary of the Interior's Standards for Rehabilitation before the project is completed . Also, a minimum of $10,000 must be spent on the rehabilitation over a maximum period of 36 months. There is no fee to apply for this tax credit. This application is separate from any review or application that may be required by a local preservation commission or other organizations (e.g., Landmarks Commission or the Utah Heritage Foundation). We encourage you to apply as soon as possible to verify if anyon-going work meets the Secretary of the Interior's Standards for Rehabilitation. Once work is underway, changes to bring the project into conformance with the Standards can be difficult, expensive or occasionally impossible to make. Photographs showing all areas of work prior to the beginning of construction are required as part of the application.
