The Albert and Evangeline Jacobsen House is a 1Y2-story stucco period revival cottage built in 1926. It is located at 1065 E. 300 South in Salt Lake City.! The original house had a rectangular footprint measuring 29 by 43 feet with the narrower end facing the street. The house is on a steeply sloped site and features an original basement garage on the west half ofthe fayade (south elevation). In 1950, the house was converted into three apartments with several exterior alterations. An addition was built on the rear (north) elevation. A two-story addition was built from the center ridge line. An open porch with arched wall was added to screen the two side entries on the east elevation. A basement entrance was added to the north comer of the west elevation. These alterations are historic and are compatible with the original style of the original house, which was built in the period revival style, but without distinctive elements from a particular style. The foundation is concrete that is currently painted red. Several different sets of steps are also painted red. The house is built of brick, but was probably covered in the original construction. Unpainted rowlock bricks are visible at the window sills. The stucco is smooth-textured and painted white. The roof is series of intersecting gables with a small bay on the west elevation. The roof material is asphalt shingle. The fayade is asymmetrical. The main level is raised above the sidewalk. There is an open porch on the front with a red concrete deck and wrought-iron rail. The half-glass front door is recessed behind a round arch opening in the wall. There is a single three-over-one double-hung window to the east of the door and a trio of smaller three-over-three windows to the west. The garage door is the original double door with eight-light windows. In the apex of the front gable is a one-over-one window (replacing an attic vent in 1950). Except for that window, the wood trim is painted apricot. The east elevation has been changed most dramatically. Two original windows were blocked and a staircase built to add an upper floor entrance (1950). The entrance is recessed behind a round arch. The elevation is partially obscured by a wall with a round arch opening. The wall is stucco with a coping of red concrete. The staircase has a wrought-iron rail. The west elevation was hardly modified except for the basement entrance, which is screened by a gate. The west elevation has a stucco-covered chimney flanked by small windows, and the octagonal bay toward the rear. There is a central chimney in the center of the roof. The top of the chimney is not covered in stucco. On the interior, the house has 1,394 square feet of space on the main floor, 575 square feet on the upper floor, and 1,137 square feet in the mostly fmished basement. The house has a total of fourteen rooms with four bedrooms and three baths. The house has been divided into three apartment units, each with its own kitchen. The house sits on a rectangular parcel of 0.19 acres. The front yard is mostly ground cover with a few shrubs. Two sections of concrete steps lead to the front porch. The west side yard is narrow, but the east yard is wider and sheltered by shrubs with a wood gate to the back yard. There is a short concrete driveway leading to the basement garage. There are no outbuildings associated with the property. The immediate neighborhood of the Jacobsen House includes mostly brick and frame residences built primarily between 1890 and 1930. The area is in the southeast quadrant of the Bryant Neighborhood and is surrounded by a residential mix of styles and types, mostly built in the early 1900s. The neighborhood also includes a few neighborhood-scale commercial and office buildings, three neighborhood churches, and the Holy Cross Hospital complex. 2 A large portion of the inner block is used by the Salt Lake Senior Center at 237 S. 1000 East. The Jacobsen House was evaluated as eligible/contributing when the Bryant Neighborhood was listed on the National Register of Historic Places (NRHP) as part of a boundary increase for the Central City Historic District in 2001. The building was constructed within the historic period, defmed as 1870 to 1946 in the Bryant Neighborhood nomination. The historic district was expanded a second time in 2002 and the buildings are currently part of the NRHP Salt Lake City East Side Historic District. The Jacobsen House has excellent historic integrity and contributes to the architectural and historical significance of the neighborhood. Until 1972 the street was more commonly known as Third or 3,d South. The three churches are the St. Paul's Episcopal Church (261 S. 900 East), LDS Church 11th Ward Meetinghouse (951 E. 100 South) and the LDS Church 33,d Ward Meetinghouse (451 S. 1100 East). The latter is within the University Historic District neighborhood. Explain andjustifY any significant themes marked above. Use continuation sheets as necessary. The Albert and Evangeline Jacobsen House is located at the northwestern edge of Salt Lake City's Plat F. Plat F was surveyed in 1867 as an eastern expansion of the city's second survey, Plat B, which was platted in 1848, a year after the arrival of Mormon settlers. 3 Plat F has the same characteristics as the earlier plats: ten-acre blocks, each containing eight lots of 1y.. acres. Streets were 132 feet wide. Originally each lot was allowed the construction of one house with a standard setback of20 feet. The rear of the property was to be used for vegetable gardens, fruit trees, and outbuildings for subsistence livestock and poultry.4 Plat B ended at 1000 East where the foothills begin to rise. The settlers were organized into wards, with the north part of the Bryant Neighborhood part of the Eleventh Ward. 5 Plat F developed later and more slowly due to the steep topography, but became a fashionable neighborhood after the University of Utah was moved from its downtown location to former Fort Douglas land above 1300 East in 1899-1900.6 Because of the rapid growth of Salt Lake City in the late nineteenth and early twentieth centuries, the semi-rural lots were subdivided and the neighborhood became more urban in character. Around the edges ofthe blocks, the modest homes of the fIrst settlers were joined by the more substantial homes of the emerging middle-class, particularly in the fIrst quarter of the twentieth century. Inner-block courts such as Markea Avenue and Norris Place were developed beginning in the 1900s. Multi-family housing for the working-class began to appear in the early 1900s. The neighborhood was easily accessible to the downtown and the University by a streetcar line along South Temple. The signifIcance of the Jacobsen House falls within the contextual period Depression and Decline, 1923-1955 and as described in the Bryant Neighborhood nomination. 7 The Jacobsen House represents homes built for the middle-class during the prosperous mid-1920s, just prior to the depression years. The house also represents the apartment conversion period that occurred in the neighborhood in the middle part of the twentieth century. In the late nineteenth century the east ten rods of Lot 1 was owned by members of the Hogle family. There was an adobe house on the comer that was used mostly as a rental from the 1890s to the mid-1910s. In 1914, James A. and Mary C. Hogle sold the parcel to Clarence M. and Harriet "Hattie'" B. Cannon. The Cannons sold it a year later to Lulie B. Baldwin, and her husband, Samuel Clifton Baldwin. None of these people lived on the property and the adobe house was probably demolished after one of the transactions. The property was sold it to H. B. Whitman in February 1925. Henry Bernard Whitman (1879-?) was born in Missouri. He came to Utah working as a steel worker, but became a general contractor by the early 1920s. His wife, Margaret Elizabeth Ross Whitman (1881-1958) was born in Kanosh, Utah. She was a public school teacher. The couple subdivided the property into four parcels: three facing 1100 East and one facing 300 South. In June 1925, Henry B. Whitman obtained building permits. The houses were completed around 1926 when he deeded the parcels to his wife, Margaret R. Whitman. This house is similar in style to 266 S. 1100 East. The building permit for this house was for six rooms to be built at an estimated cost of$5,000. The first permanent settlers of Salt Lake City were members of the Church of Jesus Christ of Latter-day Saints, also known as the LDS or Mormon Church. 4 Brigham Young outlined the design of the city based on a concept known as the "City of Zion" plat originated by LDS Church founder Joseph Smith for laying out the city of Nauvoo, Illinois. Margaret R. Whitman did not deed them the property until June 1934. Albert Jacobsen (1885-?) was born in Nebraska. He was married to Evangeline H. Jacobsen (1891 -1980), who was born in Colorado. They had four children listed with them on the 1930 census enumeration. It appears they moved from Colorado to Utah around 1920. Albert Jacobsen was the manager of a shoe store called Albert's Dependable Shoes. They deeded the house to the Home Owners Loan Corporation. The family eventually returned to Colorado. In 1940, the house was acquired by Ralph D. and Erma E. Baker. The Bakers owned the property only three years before selling in 1943. That year, prior to selling, they acquired additional strips ofland from Margaret R. Whitman (north or east?) and Penelope Castles (east neighbor). The next owners were Darius David and Carma B. Billings who owned the property until 1948 when they sold to Benjamin O. and Eldora P. Hopkins. In the 1950s, it was owned and occupied by Florence R. and Bernard R. Ellison.
