Use continuation sheets as necessary. The William and Nellie Oswald House is a 1Y2-story brick Victorian Eclectic house built in 1907. The house is located at 1 1036 E. 300 South in Salt Lake City. The house is a central-block-with-projecting-bays type house. The house is built on a stone foundation that is just barely visible above grade. Rock-face stone is used for the windows sills and finished stone is used for the lintels on the farrade (north elevation). The masonry is red brick laid in a running bond with light-colored flush mortar joints. It appears that paint has been removed from the brick (date unknown) There is a string course of corbelled brick at the lintel level. Brick is used for the segmental arched window hood and drip moldings on the secondary elevations. Rock-face brick is used at the comers of the house, but are currently obscured by rain gutters. The building footprint is roughly rectangular and measures 28 by 42 feet with the narrow end facing the street. The northwest comer is notched where the projecting porch is located. The main roof is hipped with the ridgeline perpendicular to the street and gablets at each end. The projecting front wing has a simple gable roof with a secondary simple gable over the porch. There is a shed-roof enclosed porch on the rear (south) elevation. There is a small simple gable dormer on the west elevations. The roof material is asphalt shingle. The main level farrade is divided visually in half. The porch is on the west half. It is on a wood deck with wood steps (replacements). The base is covered with vertical bead board similar to the original. The porch roof is supported on Tuscan columns. The original square-post balustrade and newel post are missing. The porch gable has a full cornice return. The gable trim is alternating rows of circular and square shingles. The contrasting woodwork on the house is painted light olive and rust. The front door is three-quarter glass with a transom. There is a fixed-frame window with leaded glass transom that is recessed to the west. On the east side of the farrade, there is another fixed-frame window with leaded-glass transom. It is flanked by double-hung windows that share a continuous lintel and sill. The main gable end features circular and square windows, and a Palladian-style window with a tall keystone. The west elevation features a wood oriel bay with double-hung windows. The other windows have segmental arch hoods. The dormer is sheathed in square shingles and features a flat-head Palladian window. The brick chimney on this elevation is missing. The east elevation is blank toward the front with two segmental arched windows toward the rear and low basement windows. The chimney is still extant on this elevation, but the corbelled top has been removed (circa 1980). The glazed porch enclosure on the rear elevation is original. On the interior, the house has 1,141 square feet of space on the main floor, 344 square feet of finished attic space and 1,148 square feet in the basement. The house has a total of six rooms with three bedrooms and one bath. The house is on a rectangular parcel of 0.17 acres. The landscaping consists of lawn divided by the central sidewalk with flower and shrub beds along the sides. There is a low concrete retaining wall on the west property line. The west side yard is fenced with wood. There is a shared asphalt driveway on the east side of the house. The back yard is fenced with wood. At the southeast comer of the property is an old bam that was converted to a two-car garage (circa 1925). The one-story bam was built around the same time as the house. It has a simple gable roof with a ridge line parallel to the street. It has horizontal siding. The barn/garage is a contributing outbuilding. The neighborhood of the William and Nellie Oswald House includes mostly brick and frame houses built between 1890 and 1940. The land is fairly flat where the house is located, but is steeply sloped as it rises toward 1100 East. The Faultline Gardens Park is on the south side of the block. The atypical development of the block can be attributed to the early commercial use of Linden Avenue and an abandoned narrow-gauge rail line running southwest to northeast through the block. The area is in the southeast quadrant of the Bryant Neighborhood, which borders the University Historic District along 1100 East. The Oswald House was evaluated as eligible/contributing when the Bryant Neighborhood was listed on the National Register of Historic Places (NRHP) as part of a boundary increase for the Central City Historic District in 2001. The building was constructed within the historic period, defined as 1870 to 1946 in the Bryant Neighborhood nomination. The historic district was expanded a second time in 2002 and the building is currently part of the NRHP Salt Lake City East Side Historic District. The Oswald House and barn/garage have excellent historic integrity and contribute to the historical and architectural significance of the neighborhood. Explain andjustify any significant themes marked above. Use continuation sheets as necessary. The William and Nellie Oswald House is located within Salt Lake City's Plat F. Plat F was surveyed in 1867 as an eastern expansion of the city's second survey, Plat B, which was platted in 1848, a year after the arrival of Mormon settlers.2 Plat F has the same characteristics as the earlier plats: ten-acre blocks, each containing eight lots of 1y.. acres. Streets were 132 feet wide. Originally each lot was allowed the construction of one house with a standard setback of 20 feet. The rear of the property was to be used for vegetable gardens, fruit trees, and outbuildings for subsistence livestock and poultry.3 Plat B ended at 1000 East where the foothills begin to rise. The settlers were organized into wards, with the south part of the Bryant Neighborhood in the Tenth Ward. 4 Plat F developed later and more slowly due to the steep topography, but became a fashionable neighborhood after the University of Utah was moved from its downtown location to former Fort Douglas land above 1300 East in 1899-1900.5 Because of the rapid growth of Salt Lake City in the late nineteenth and early twentieth centuries, the semi-rural lots were subdivided and the neighborhood became more urban in character. Around the edges of the blocks, the modest homes of the fITst settlers were joined by the more substantial homes of the emerging middle-class. More modest homes were built in inner-block courts and streets, such as Linden Avenue. Multi-family housing for the working-class began to appear in the early 1900s. The neighborhood was easily accessible to the downtown and the University by a streetcar line along South Temple. The significance of the Oswald House falls within the contextual period Mature Community, 1900-1925, as described in the Bryant Neighborhood nomination.6 The house is both architecturally significant and historically significant. The Oswald House is unusual because the property includes an early twentiethcentury bam that was modified into a garage. It is a rare extant resource that represents a former common occurrence in the neighborhood. In the late 1890s, there were relatively few residences on Block 21, primarily for three reasons. First, the topography rose dramatically from the middle of the block to 1100 East; second, a large portion of the block was dedicated to the greenhouses on Floral Lane (later Linden Avenue); and third, the Salt Lake & Fort Douglas Railway cut a swath through the east half of the block. The narrow-gauge railroad organized in 1883 connected the standard-gauge lines in the center of the city to Fort Douglas and the quarries in Red Butte Canyon. The railway is noted as "abandoned" on the 1898 Sanborn map. The north half of Lots 6 and 7 were not developed until the early 1900s. The parcel at 1036 E. 300 South belonged to Mary Jane Baddley Newton (1854-1939) who was born in Salt Lake City and grew up in the pioneer-era house down the street to the west. She was the second of eight daughters, most of whom married and settled in the neighborhood. Her husband, Hyrum J. Newton, (1885-1914) was a sheep rancher. They had nine children and lived on the west side of the 300 block of 1000 East. In November Mary Jane and Hyrum Newton deeded the 300 South property to their daughter, Ellen Elizabeth Oswald. 2 The first permanent settlers of Salt Lake City were members of the Church of Jesus Christ of Latter-day Saints, also known as the LDS or Mormon Church. 3 Brigham Young outlined the design of the city based on a concept known as the "City of Zion" plat originated by LDS Church founder Joseph Smith for laying out the city of Nauvoo, Illinois. She married William Oswald (1862-1941) in 1899. He was born in England and came to Utah as a baby. Before the house was built, the Oswalds lived in one of the 7 Baddley family homes on 1000 East. This house was built sometime between 1907 and 1909. They had seven children, four of whom are listed with them on the 1910 census enumeration. All seven children are listed on the 1920 census. William Oswald was a sheep rancher and wool grower. Six grown children were still living with them on the 1930 census, with occupations such as high school teacher, wool grower, and stenographer in a dentist's office. Nellie Oswald continued to live in the house after her husband's death. After her death, the property passed to her daughter, Helen Mildred Oswald We iller (1903-1992) and son-in-law Karl Pitt Weiler (1901-1976). The Weillers were also long-term occupants.
