The Nielsen-Yowell Double House is a 1Yz-story brick duplex house built in 1901. The property also includes a frame dwelling, also built around 1901, that was originally used as a cigar factory. The address of the duplex is 1027-1031 E. 300 South. The address commonly used by the second house is 1033 E. 300 South.) The duplex is classified as a Double House A, which has both units under a single domestic-style roof? The duplex has a roughly rectangular footprint measuring 38 by 58 feet with the narrow end facing the street. The main roof is a simple gable with the ridge line perpendicular to the street. There are simple-gable dormers on the east and west elevations (possibly original, noted on the 1936 tax card). The roof is covered in asphalt shingles. The ridgeline marks the difference between the units on the symmetrical fa~ade (south elevation). The foundation is stone, but encapsulated in concrete (circa 1940). The brick masonry is laid in a running bond with flush mortar joints. The brick is painted light tan. There is a frame enclosed porch in the rear (north) elevation. The fa~ade is partially obscured by a large evergreen tree. The two entrances are recessed into notches at the southeast and southwest comers. The front doors have transoms. A single Tuscan columns supports a cornice for each entrance. Both have wood steps (original?) and balustrades that are part square post, and part wrought-iron (both replacements). The two parlor windows have segmental arched hoods. They are fixed-frame with transoms. 3 The gable end has a full cornice return. The gable trim is circle shingles. There are two-over-two double-hung windows for each unit in the gable trim. The east and west elevations are similar with an octagonal frame bay of double-hung windows and one segmental arched window. The addition on the rear is historic. It is a shed-roof addition covered with horizontal siding. On the interior, the duplex has 2,012 square feet of space on the main floor and 550 square feet offmished attic space divided between the two units. There is no useable basement. The building has twelve rooms with four bedrooms, two baths, and two kitchens. The small house in the rear has been enlarged and remodeled since it was a cigar factory in the early 1900s. The building is a simple gable frame building with an attached garage extension on the west. The conversion to a residence probably took place during a 1940 remodel. The bay window on the fa~ade (south elevation) and door/window replacement probably date to this era. The garage filled in the house's L-shape around 1950. The roof materials is asphalt shingle, the foundation is stone (encapsulated in concrete with stoop added, circa 1940), and the siding is drop-novelty. There is a short brick chimney in the center of the gable roof. The immediate neighborhood of the Nielsen-Yowell Double House includes mostly brick and frame residences built primarily between 1890 and 1930. The area is in the southeast quadrant of the Bryant Neighborhood and is surrounded by a residential mix of styles and types, mostly built in the early 1900s. The neighborhood also includes a few neighborhood4 scale commercial and office buildings, three neighborhood churches, and the Holy Cross Hospital complex. A large portion of the inner block is used by the Salt Lake Senior Center at 237 S. 1000 East. The Nielsen-Yowell Double House was evaluated as eligible/contributing when the Bryant Neighborhood was listed on the National Register of Historic Places (NRHP) as part of a boundary increase for the Central City Historic District in 2001. The building was constructed within the historic period, defmed as 1870 to 1946 in the Bryant Neighborhood nomination. The historic district was expanded a second time in 2002 and the buildings are currently part of the NRHP Salt Lake City East Side Historic District. The Nielsen-Yowell Double House and the associated cigar factory/residence have excellent historic integrity and contributes to the architectural and historical significance of the neighborhood. The parcel address is 1031 E. 300 South. Until 1972 the street was more commonly known as Third or 3rd South. In the oldest records, it is sometimes called Broadway, the name used for 300 South in the downtown area 2 Thomas Carter and Peter Goss, Utah 's Historic Architecture, 1847-1940: a Guide, (Salt Lake City, Utah: University of Utah Press, 1988): I 75. In the 1980s, decorative shutters were attached to the fayade. The tree makes it difficult to see if the shutters are still there. The three churches are the St. Paul's Episcopal Church (261 S. 900 East), LDS Church 11th Ward Meetinghouse (951 E. 100 South) and the LDS Church 33 rd Ward Meetinghouse (451 S. 1100 East). The latter is within the University Historic District neighborhood. Explain and justify any significant themes marked above. Use continuation sheets as necessary. The Nielsen-Yowell Double House is located within Salt Lake City's Plat F. Plat F was surveyed in 1867 as an eastern expansion of the city's second survey, Plat B, which was platted in 1848, a year after the arrival of Mormon settlers. s Plat F has the same characteristics as the earlier plats: ten-acre blocks, each containing eight lots of 1Y4 acres. Streets were 132 feet wide. Originally each lot was allowed the construction of one house with a standard setback of 20 feet. The rear of the property was to be used for vegetable gardens, fruit trees, and outbuildings for subsistence livestock and poultry.6 Plat B ended at 1000 East where the foothills be in to rise. The settlers were organized into wards, with the north part of the Bryant Neighborhood part of the Eleventh Ward. Plat F developed later and more slowly due to the steep topography, but became a fashionable neighborhood after the University of Utah was moved from its downtown location to former Fort Douglas land above 1300 East in 1899-1900. 8 Because of the rapid growth of Salt Lake City in the late nineteenth and early twentieth centuries, the semi-rural lots were subdivided and the neighborhood became more urban in character. Around the edges of the blocks, the modest homes of the first settlers were joined by the more substantial homes of the emerging middle-class, particularly in the first quarter of the twentieth century. Inner-block courts such as Markea Avenue and Norris Place were developed beginning in the 1900s. Multi-family housing for the working-class began to appear in the early 1900s. The neighborhood was easily accessible to the downtown and the University by a streetcar line along South Temple. The significance of the Nielsen-Yowell Double House falls within the contextual period Depression and Decline, 1923-1955 and as described in the Bryant Neighborhood nomination. 9 The Nielsen-Yowell Double House is an interesting example of a double-house and associated cottage-industry factory built at the turn of the nineteenth century. 9 In the late nineteenth century, the property was not developed. The closest house was owned by Sarah McCormick (18221911), the widow of Charles McCormick, who lived in a frame cross wing house at 1035 E. 300 South in the 1890s. Around 1900, Laust G. and Caroline Nielsen acquired the vacant lot at 1031 E. 300 South. Laust G. Nielsen (1841-1914) was born in Denmark. His wife, Caroline Nielsen, 1841-1912) was born in Norway. They were married in 1876 and were in Utah by 1887. Laust G. Nielsen was a cigar manufacturer. The 1911 Sanborn map shows the double house with the smaller building on the east side labeled "cigar factory." Tax records suggest it was built the same year as the house: 1901. On the 1910 census, Laust and Caroline Nielsen are listed living in the east unit: 1031 E. 300 South. The west unit (1027 E.) was occupied by renters, Everett and Amy Yowell. Amy Eveline Andrew Yowell (1872-1946) was born in Salt Lake City. Everett Palow Yowell (1870-1937) was born in Illinois. lO They were married in 1891 and had two children, both of whom are listed with them on the 1910 census. Everett Yowell was a produce dealer. Everett and Amy were still listed as renters in the duplex at the time of the 1920 census, in the same household with Amy's sister, ZelIa Andrew, a seamstress. The first permanent settlers of Salt Lake City were members of the Church of Jesus Christ of Latter-day Saints, also known as the LOS or Mormon Church. 6 Brigham Young outlined the design of the city based on a concept known as the "City of Zion" plat originated by LOS Church founder Joseph Smith for laying out the city of Nauvoo, Illinois. Nielsen, a widower, deeded the property to Gertrude A. Rordame. He reserved a life estate and lived with the Rordame family in 1031 E. 300 South until his death in October 1914. On the 1920 census, the household in 1031 E. included Gertrude Rordame, her husband, Alfred, their three children, and a brother, Percy E. Seal (1885-1948), a truck driver. Gertrude Alice Buckenridge Seal Rordame (1871-1957) was born in England and came to Utah in 1883. Her husband, Alfred Rordame (1862-1931) was born in Norway and immigrated in 1875. On the 1920 and 1930 census enumerations, he is listed as a collector for the power and light company. However, on his death certificate, his occupation was listed as musician and astronomer. They had four children, one of whom died at the age of five, while they were living in 1031 E. in 1912. On the 1920 census, their two daughters were working as a clerk and a typist. Alfred and Gertrude Rordame were the only occupants of 1031 E. on the 1930 census. The west unit was occupied by their daughter, Gertrude E. R. Williams, her husband, Orlan Russell Williams, a fireman, and their young daughter. For many years after Alfred's death, Gertrude lived with daughter Judith's family in 1031 E. 300 South. Judith was married to Archibald "Arch" F. McAllister, an agent for a manufacturer. The first known occupants of the remodeled small house were Gertrude Rordame and Mildred Rordame, a nurse (relationship not known), who are listed at 1031 E. rear in the 1942 directory. After their mother's death, Gertrude R. Williams shared ownership with her sister, Judith R. McAllister. The house was owned by John W. Nelson by the 1970s.
