COMMENTS ON SALES COMPARISON LOCATION: ADJUSTMENTS ARE BASED ON DIFFERENCES IN SITE VALUE OF COMPETING NEIGHBORHOODS OR THE EFFECT OF EXTERNAL DEPRECIATION ON THE SUBJECT OR COMPARABLES. COMPS III AND #3 FRONT MAIN STREET WHICH IS A COMPARATIVELY HEAVY TRAFFIC STREET AND A CAUSE OF EXTERNAL DEPRECIATION TO THESE SALES. COMP #4 IS LOCATED IN THE CITY OF MT. PLEASANT WHICH IS LESS DESIRABLE THAN PROPERTIES LOCATED IN EPHRAIM. SITE: ADJUSTMENTS ARE BASED ON THE DIFFERENCE IN NET USABLE AREA'S EFFECT ON VALUE. DUE TO THE LACK OF A SALE THAT BRACKETS THE SUBJECT'S 6.34 ACRE LOT, IT WAS NECESSARY TO MAKE ACROSS THE BOARD UPWARD ADJUSTMENTS. THEREFORE, THE ADJUSTMENT IS MADE AT A MINIMAL MIOUNT OF $1000 PER ACRE. CONDITION: ADJUSTMENTS ARE BASED ON AN ESTIMATED COST TO CURE A DEFICIENCY. THE DEFICIENCIES IN THE SUBJECT ARE DETERMINED BY INSPECTION, DEFICIENCIES IN COMPARABLES SALES ARE DETERMINED BY THE I1LS AND/OR INTERVIEWS WITH KNOWLEDGEABLE PARTIES. PER THE SELLING AGENT, COMP #3 WAS IN POOR CONDITION AT THE TIME OF SALE. GROSS LIVING AREA: PAIRED SALES ANALYSIS INDICATES AN ADJUSTMENT OF APPROXIMATELY 40% TO 60% OF THE PRICE PER GROSS LIVING AREA OF THE COMPARABLE SALES DATA. THIS RATE IS DEPENDENT ON THE AMENITIES FOUND IN THE COMPARABLES. IN THIS CASE, AN ADJUSTMENT OF $20/SF IS USED TO MEASURE THE CONTRIBUTORY VALUE OF THE LIVING AREA DIFFERENCE. BASEMENT: ALL COMPARABLES HAVE A SIMILAR SIZE, UNFINISHED BASEMENT AS THE SUBJECT. AS STATED IN THE BODY OF THE REPORT, THE COM PARABLES USED ARE THE MOST SIMILAR AVAILABLE AT THE TIME OF INSPECTION.
