The Dixon Buildiny; is a two-story modern storefront and office building, constructed in 1957, and located at 2188 S. Highland Drive. The building has a roughly rectangular footprint measuring 58 feet by 97 feet. The narrow end faces the street. There is a projecting storefront on the east elevation (fayade) and a projecting patio/shed addition to the rear (west elevation, built 1964). The building is constructed on a concrete foundation with a flat, built-up roof. The two-story red brick building is flanked by one-story extensions. The south extension (2198 S.) was also built in 1957 and is similar in style and materials. The north extension (2182 S.) was built in 1962 and is different but compatible in style? The building is supported on a steel and reinforced concrete frame with curtain walls in combinations of brick, concrete block, glazing and aluminum siding. On the main level fayade (east elevation), the office portion has a centrally located full-glass double doors leading to a lobby with an open stair. The entrance is flanked by the two storefronts. The north storefront is recessed under the overhang of the upper floor, which is supported on square piers faced with small multi-colored tiles. The storefront is flush with the office entrance and features full ceiling to floor glass framed by tile-covered piers. The south storefront is also recessed, although not as deep as the main entrance. This storefront features two glass display cases resting on half-height tile-covered piers. The windows are half-glass above a tile-covered bulkhead. This storefront currently has a large blade sign (replacement). The upper level of the fayade is mostly tap brick facing with a central window (aluminum frame) and white vertical aluminum siding infill. The north and south elevations are only visible above the one-story extensions. Each elevation features a ribbon of aluminum frame windows. More vertical siding covers the remaining wall surface. The rear elevation is a relative blank wall of red brick facing with two small windows. There are rear entrances (full-glass doors) to the office hall and each storefront. The offices on the upper floor are placed along a central corridor. There is some useable basement space as well. The north half of the elevation is obscured by a covered patio addition built in 1964. The site slopes to the south so that the south half of the rear elevation is raised on a concrete deck sheltered by a metal canopy. Concrete steps lead to the office building entrance in the center. The concrete retaining wall to the south features a planter with shrubs and flowers. This is the only landscaping in the rear, which is an asphalt parking lot. The east elevation (fayade) features a sidewalk, some brick paving, grass in the parking strip, and street trees. The Dixon Building is evaluated as eligible/significant. It was built within the historic period and retains its historic integrity. It is an excellent example of its style or type. It is unaltered or with only minor alterations or additions. It may be individually eligible for the National Register for architectural significance or it may also have known historical significance. 1 Highland Drive is a continuation of 1100 East and the two street names are often interchanged up to the 1950s. The original full name of Highland Drive was Highland Park Drive. One of the two storefronts uses the address 2186, but the common address for the building is 2188 S. Although the community of Sugar House takes its name from the early pioneer sugar mill in the area, the impetus for the development of the commercial district was based upon the establishment of several lumber enterprises, many of which later transformed into retail furniture outlets. By the turn of the twentieth century, a thriving commercial district had emerged centered on the corner of 1100 East and 2100 South. The main north-south thoroughfare through the district, 1100 East, became Highland Drive as it angled toward the early twentiethcentury Highland Park subdivision to the south. The southern end of the commercial district was built up later and less densely than the commercial center. By the 1920s, the section of west Highland Drive where the Tap Room is located was owned by the Smoot family. The Smoots operated an early mercantile business in Sugar House and later Albert C. Smoot (1865-1946) took over management of a lumber yard, originally part of the Granite Lumber Company's holdings. In November 1928, Clara Smoot sold the property to the Granite Investment Company. The Smoot family home was located at 2150 S. Highland Drive (demolished circa 1955). A second lumber company, Hyland Lumber and Hardware had offices and operations just south of the Smoot property. In the late 1920s, the Hyland Lumber Company built an office complex of frame buildings facing Highland Drive at 2180 South. At the rear of the property was a series of lumber sheds and other storage buildings. The president and general manager of Hyland Lumber was George Dixon. In September 1956, the company purchased the property from the Granite Investment Company. By the end of 1957, the company had completed construction on the combination office and commercial storefront just south of the company offices just south of the company's frame office building. The new building was named for company founder George Dixon. The first tenants included the American Savings & Loan Association in the north storefront, Standard Optical in the south storefront, and Thom McAn Shoe Store in the one-story extension on the south side. Standard Optical remains the current tenant of the south storefront, although its large blade sign has been updated. The north storefront has been primarily service oriented: an insurance company, a financial services company, an income tax preparation firm. The north storefront is currently vacant. The Denver & Rio Grande Company had offices in the building until the late 1970s. The original occupants of the upper-level offices included a law frrm, an insurance company, an accountant, two architects, a realty firm, and a dental laboratory. Many of these business remained in the Dixon Building for a decade or more. While the office portion experienced a period of high vacancy, at least one company, the architectural firm of W. Burtch Beall, has been in the building for five decades. In 1962, Hyland Lumber Company demolished the frame building and built a second brick extension on the north side of the Dixon Building. The company offices were housed in the new building just a few years. In 1976, Hyland Lumber sold the property to the Meacham Investment Company, who became a tenant in the building. The deed was transferred to Dixon Building LLC in 1998. Although the Dixon Building, constructed in 1957, falls outside of the historic period for the Multiple Property Submission Sugar House Business District Multiple Resource Area.
